My observations for the proposed food hall. Partly facts, partly opinion, partly speculation.
1) good that a blighted properly is being repurposed
2) proximity to the highway, a park/greenbelt, and another large entertainment venue (Grand Station).
3) highest and best use of that property should be a destination concept, which a food hall is. Would it be better commingled with a bunch of other retail or in urban core? Yes. Would that likely be exceedingly more expensive? Yes.
4) we don't know what their proformas and data analysis demonstrated. They already have one up and working in Waco. They are using this property either because the numbers worked or the numbers are so good due to its nature that they're willing to take a chance.
5) it will be a good place to take my very indecisive family to eat, as they will have several options.
6) live music was mentioned. I think this is a good idea but riskier as it's very polarized. If the food hall had a little live music, now that would be something.
