There are multiple towers going up in Austin on lots that are almost identical to the one on NG. Thiis one is going up on a similar sized lot, has parking and is 675ft tall. A 20-30 story tower on that NG lot would be an easy proposition.

I am confused as to why you think it has been some long period of time without any announcement. The property went on the market in the fall of 2022. We are in January of 2023. The gas station on the land has already been cleared. It usually takes months if not years to develop plans, announce them, start construction, etc. There is nothing about the timing so far that would make me think there is some significant roadblock preventing development. I don't think it has even been long enough to hit a roadblock.
The Rise, Aspire, and whatever's replacing the Lutheran Center were announced before their respective previous buildings were demolished and construction began immediately, as well as the Lutheran center on College Main. If there was a real plan, the gas station would've operated until everything was signed off on.

Was the gas station even operating before it was listed?

Big difference between all the other sites you mentioned and a gas station is you first have to deal with removing the underground tanks, testing the soil, remediating any leaks, and getting all that environmental stuff approved first.

Is there already a Ross Dress for Less at 725 E. Villa Maria In Bryan? There's a TDLR $750,000 project listed for Ross at that location, but can't tell if they are remodeling an existing store or opening a new location.

That's the old Bealls location and not currently a Ross. So must be a new location.

Some A&M Updates

Quote:

Senior vice president and chief external affairs officer Susan Ballabina said a decision has not been made where to locate a future performing arts center.

Dr. Ballabina also said west campus is being transformed into what she described as a "cultural corridor" for destination tourism. That includes a new museum by the Bush Library and Museum that "tells the story of impact of Texas A&M", phase two of the Leach teaching gardens, and the upcoming Aplin Center…a $50 million dollar project funded by the founder of the Buc-ee's store chain that Ballabina says will be open to the public.

Is the museum that "tells the story of the impact of Texas A&M" the $100 million Natural History Museum the Board of Regents recently approved or an additional museum? I was also not aware that there is a performing arts center in the works.

TXB broke ground on their first store yesterday (across from Veteran's Park entrance on University).

BRYAN, Texas The population in the Bryan-College Station area has grown exponentially over the years, attracting different businesses to settle in the area.

The upscale convenience store company Texas Born, also known as TXB, broke ground in Bryan this morning, making way for new economic opportunities.

One store will bring over 250 jobs to the community.

...

"Its just a great market in Texas," said TXB CEO Kevin Smart. "We have stores that surround this market today and it just made geographical sense for us to connect here. But the way we try to go to a market now, we don't wanna to try to just do one store. We wanna go and do multiple stores so we just thought the time was right to come to this market and build six, seven or eight stores in Bryan-College Station."
I am not sure how one store is going to bring over 250 employees. So, if they build eight stores as the article says they may, there are going to be 2,000 TXB gas station employees in BCS? I have been to a store in Georgetown and saw 2-3 employees in there.

Goes with the new college of performing arts.

I've heard they are considering the corner of Bizzell and George Bush. Not sure how parking is going to work.

The scope also seems to be getting bigger.

By new dorms are you referring to the band dorms? I think that has been shelved. New commandant was looking at how to add new space on the quad to accommodate the March to 3000.
