Dirtwork has started on the University extension east of Boonville. It looks like the right of way is as wide as University. I have no idea where it's going to terminate. I know it's eventually supposed to go to Hwy 21, from my understanding of the MPO's road planning.

I also know it's been discussed that there's going to be a second entrance into Copperfield, which I am sure this will feed to. I haven't been down 1179 in a while so I don't know if the surveying markers make it all the way around to 1179 at this point or if that's a future phase. According to a satellite view, it looks as though it. Kyle wrap and hug the back of Copperfield and hit 1179 east of Miramont's back entrance.

University going to 21 was shifted in planning maps to keep University straight and another road going to 21, though I kinda hope it ends up being the original plan..

I saw the hours Saturday.
Looks like 10am-10pm Sunday-Thursday and 10a-2a weekend.

The ROW is as wide as University but the road will be installed and expanded inside out so that you get a big area next to the trails instead of inside the center median. This expansion will feed to Oakmont Blvd which will intersect Canterbury and not Copperfield. This should allow Copperfield residents easier access to University without going by the elementary school.

The project will be complete in October with the construction of Oakmont's phase 1 infrastructure beginning in the next 30 days.

And they had one other thing in the menu but I forget what it was.

That was Saturday evening so they may be finalizing what they will serve.

Breakfast tacos would be nice; but for that area, other than people working on west campus/vet school, there isn't much traffic until lunchish.
Most undergrads (if they live in the area) aren't up until 9-10, and most grad students are too poor.

In Encore Videos, Inc. v. City of San Antonio, 330 F.3d 288 (5th Cir. 2003), the Fifth Circuit held that the studies that Texas cities traditionally had cited to support their secondary effects regulations did not apply to retail-only sexually oriented businesses. In response to Encore, the Texas City Attorneys Association and a number of Texas Cities commissioned an off-site secondary effects study, Survey of Texas Appraisers: Secondary Effects of SexuallyOriented Businesses on Market Values and Crime-Related Secondary Effects: Secondary Effects of "Off-Site" Sexually-Oriented Businesses, which is available for download at http://www.texascityattorneys.org/bulletin-SOB.html.

The $3.33 drive thru deal at CiCi's across the road probably didn't help their business at all. We stopped going there as soon as we found that one.

No, Gringo's is next to the Saltgrass. There's a church and other property between that spot and where they're working on something next to the vet clinic. I'm curious as well.

Sad news . Liked the store and the owner. It's almost becoming impossible for a brick n mortar retailer to stay alive . Depot sold way too many items that you could also find on the net. His sales of one offs and game day stuff was pretty good but then , thanks to our out of control property tax system, the rent started to skyrocket. I think that CD is just one of many that will be falling by the wayside soon.

That strip center isnt cursed, it's almost always full tenancy. As stated before, the big box retail business model is rapidly becoming obsolete because of amazon etc...

It's full because of the tutoring place. Doubt the other businesses are getting that traffic.

Oh no doubt the majority of the parking is for tutoring. My point is that there's very little space available to lease as it's always almost full tenancy

That strip center is convenient for me, but I do dislike the sign display--I know some folks have issue with the way the City regulates signs; and I do agree somewhat with some regulations. Signs that block driver/pedestrian views for safety, distractions etc, but it can be difficult to tell what is located there due to the distance from the road which makes it imperative that the signage closest to the street is clear and easy to read. Otherwise, folks like me have to have that destination and location firmly in mind before I leave the house. For some businesses that may not be an issue but for others it can keep customers away.

On a Coming and Going note, the Academy looks to be moving right along....

I had to goto fitch area yesterday. Wow. Looks like it's Austin with the hills and new development. I'm in Bryan 90% of the time. I can't believe how much it's grown. I'll keep my old Azz here near villa Maria.
