The berm is definitely the thing that sticks out to me the most, even with a demonic worshipping temple on the island. What purpose does such a thing serve?

I kinda thought that too, but came to the same conclusion. And why set up tennis up top, when you clearly have a bunch of other spots on that gem of an estate to put something as small as a tennis court? 1) Ponzi scheme. There have been thoughts that he might be running a Ponzi scheme going back to 2009.
