Javi's showed up on the Brazos County restaurant inspection report this week with an "Opening Inspection"... The only question is how will people get in the parking lot?

I was told that HEB discovered that there wouldn't be enough room for parking so they scrapped the plans to build there.

There is an entrance off University between Javi's and Hyatt Place that goes into both parking lots.

The seller had more land that HEB didn't purchase so I doubt this is true. The city was in default on the 380 agreement because they didn't get the stop light in by the end of 2025. So the city either knew this wasn't happening or failed in the obligation.

Move it a couple miles down Boonville where it sits between University and Harvey across from Central Church. It'd be in CS instead of Bryan (not that it matters). That'd be a much better spot to allow for more growth around it. The spot across from Miramont always seemed too small.!

100%, and that land is for sale, but I bet the owner wants an insane amount for it.

My guess is Javi's will open and close before they finish Lincoln Ave.

Lincoln is close. Earlier this week they changed the stop light's cycle there (at University) back to normal as if Lincoln was open.

They own a big plot of land at 6 and 105 in Navasota. With the 105 construction not happening until at least 2030, I doubt that gets built in the next 10 years.

Went to the one in the Mall of America with one of my cousins. It's alright. They seem to be only in the touristy/upscale places though.

Bubba Gump is fun, but a little "touristy" in the colloquial sense. Food is alright. You can check it out in San Antonio or Galveston.

As recently as Friday, July 31, the city has visited with the project developer who states the status of the project remains unchanged. Furthermore, no open issues exist with the City of Bryan.

As recently as Friday, July 31, the city has visited with the H-E-B point-of-contact, who states the status of the project remains unchanged. The point-of-contact is aware of the city's progress on public infrastructure, including traffic signals, and seems pleased with this progress. According to the point-of-contact, H-E-B projects are prioritized by the company and will be initiated based on their schedule.

The property in question is owned by HEB.

The response that Rusty posted quoted their source as saying the property is not part of HEB's holdings, while Brazos CAD clearly lists "HEB LP" as the property owner. Sounds like typical KBTX nonsense.

While Im not advocating for kbtx to be clear, it's very common for CAD to take some time to update when ownership changes. Also, I do not claim to know anything about this issue at all.

KBTX's HEB contact is saying the small parcel immediately across the intersection is not owned by HEB, but that "HEB owns land closer to University" as in the much larger immediately adjacent parcel.

The other quotes are telling.

"no new stores are slated for additional BCS locations at this time"
"Just to be clear, we weren't the ones clearing that property either. That was done for other city work (and not by us). So we didn't pull out after doing that."


A few things can be true here.
1) the HEB owned property is still on the roadmap for an HEB. Thus CoBs statement on no change of plans is accurate.
2) the road map is at least a few years out. Thus not opening a new location "at this time".
3) CoB article also mentioned checking with developer, which might be the Booneville Center LLC.


My guess at what happened:
1) HEB person, faced with KBTX questions about why they stopped construction said the corporate line of "no new location at this time."
2) KBTX thought they had a story and ran with HEB pulled out. That led to the parking lot rumor and the traffic light rumor, both mentioned above. Both suggest CoB dropped the ball, either by requiring too much parking or by taking too long.
3) COB checks with developer and HEB, both indicate no change in plans. Puts out statement that challenges KBTX.
4) KBTX responds.

The post contradicts its' source though. Their HEB representative is quoted saying it was "never part of HEB holdings" and then they list that the parcel in question is owned by HEB. Sounds like a bad source, shotty journalism, or both to me.
