When will they ever start the Bush Wellborn construction? That has been "next project" for 20 years.

According to the project's website, construction is scheduled to start in "late 2027."

Good thing McDonald's and those crummy apartments by Aggieland Outfitters and the Unitarian church all shut down and/or got demolished two years ago so they would be ready to start this project.

Wafflehouses and a 2nd DQ in College Station. A Papadoux would do well...
There is only one narrative: The ETs Farsight is in contact with are the good guys. Not so regarding the faction of et OUR military is in bed with.

The leasing page for what was supposed to be the Portillo's location is no longer active on the Oldham Goodwin site. Hopefully that means something is planned for that space.

Speaking of Dairy Queen, I did not realize that there was one in Vegas until last week.

I've seen some activity at the old archery place on South College. Also at the old Albertson's on Texas in Bryan.

There's a Whataburger at Aria / Park MGM. I introduced the fam to In-N-Out when we went last week, and they love it.

Beware DQs outside of Texas. They are *not* the same.

Looking at Reddit, bb.q Chicken across from campus on University Dr has apparently closed. Google says its permanently closed, and the restaurant is dark today.

Redditors say it will be replaced by Taz?? Bah, Reddit rumors!

I blame Austin. I seem to recall it was earlier on the schedule until someone decided TxDot needed to divert every dollar they could spare to rebuilding 35 and pushed every other project in the state back.

I believe it's actually Union Pacific holding up the process, which led to TXDOT and BCSMPO delaying when the project. It is briefly mentioned here:

https://wtaw.com/b-cs-mpo-policy-board-approves-txdot-delays-in-two-local-highway-projects/

It's also discussed here: https://bcsmpo.org/AgendaCenter/ViewFile/Minutes/_10012025-185

My sister-in-law broke her back playing pickleball. My brother is 69 years old and never had to wear a brace until he started playing pickleball. Now he wears an elbow brace and 2 knee braces.

First floor retail in northgate is tough. If I opened a business down there, I'd focus my efforts on delivery first and dine in second.

I'm of the opinion (and could make a case for) the focus on making things infinitely worse for dine-in patrons and making things more difficult for employees, but if you wanted to do delivery you would need to have parking where you can zoom up, pick up, and leave, which most businesses on Northgate do not have the luxury of (including the ground-floor tenants of 711 University Drive).

And no, the population density of the surrounding area is not nearly enough for you to get away with only using bicycles.

Most of these tenants in ground floor NG retail have at least two reserved spaces near the back door of the space. Locals wouldn't even frequent World of Beer enough for them to stay open because they didn't want to park in a garage. They aren't going to drive even further down a congested University Drive and park in a garage at these spots.

The student foot traffic alone here will not keep restaurants afloat, because students typically will not stop on the way to class and will stay on campus for lunch. There's a reason most of these spaces has been a revolving door.

Your best shot is to focus on campus catering events and delivery, and then dine in is a bonus.

Roni's Mac Bar currently does delivery, as did bb.q Chicken. If Roni's is on its way out anyway (especially if it ends up moving to someplace more favorable to dine-in), I don't think delivery is really the saving grace you think it would be.

If they ever do cap University drive and do a small, local access road at grade like has been proposed, some timed/enforced street parking would do wonders for the businesses on the ground floor of these buildings. Maybe restaurants aren't the best idea for these locations in current conditions. The CVS next door doesn't seem to be hurting.
