I drove by Cinemark and the front parking lot was torn up. Anyone know what's going on there? Pad site? Or just parking lot repairs (kind of out of the way for theater parking)

We stopped at the one in Waco a while back and liked it. I think it will do well here. Alot of food options, not too pricey, and atmosphere was laid back with a ton of TV's everywhere with sports of all kinds. Solid bar also.

General question. How is it possible the restaurant owners can close and open something else, over and over?

Wouldn't the breaking the lease ruin the restaurant owner? How is there so much money to keep trying over and over?

The average Joe would be broke.

The lease is almost up for Solt. That's why he's considering closing it versus signing a new 4 year lease.

Site plans submitted for the first project from Culpepper replacing the area where Hurricane Harrys is currently located.

It looks like it will be an 8-story residential structure and garage with first floor retail.

Spitballing here,

-Less available capital than the other developers paired with high lending costs right now?

I'm assuming Culpepper paid for a thorough feasibility study before planning this and...
-Developer is more conservative and going smaller is less risky
-Or with all the other stuff in the pipeline this is the appropriate size for the expected demand?

Zoning is Transitional Northgate, so maybe they ran into height restrictions?
-Can go more dense closer to University later with the other land, and the height is to transition between the high-rises and the neighborhood? City might have had an opinion on that.

Is there any place in Bryan or College Station where first floor retail has had any success - other than maybe the student housing right off campus?

The retail at Holleman and Dartmouth was neat at first but I can't recall anything lasting.

Northpoint has had all sorts of different businesses. I thought Minuti Coffee and the sandwich place would both work but they didn't.

No idea how things are going at the places back behind Church Street near Wellborn Rd.

CVS works at the Rise and Aspire because it's CVS and nothing else like it is nearby.

The Asian food place around the corner has a lot of fans in the student population.

The restaurant spaces west of CVS have been a revolving door.

How a coffee shop or maybe a bar wouldn't work I don't know, but even World of Beer closed.

The full-proof answer for success: 24-hour Waffle House on the lower level.

At some point Northgate will need a grocery store type option. I keep expecting one of the towers to have something, but so far CVS is the closest.

This property has some advantages of piggybacking off century square, I don't think it has to be 100% student centric like the the ground floor retail in Northgate behind the bars.

Grocer would be great, I could see a whole foods going in on Phase 2 closer to university but not here.

Waffle house would be a slam dunk wherever they put it.

Century Square has an updated map on their leasing documents.

I wasn't sure exactly where each of the new spaces were going, but it looks like Chop Shop is going on the west end, Wells Fargo, Sephora, an available space, and then Dimassi's. For the east building, it is Houston Hot Chicken, two spaces under negotiation, and Coco Shrimp. It also looks like there is a pad site under negotiation near the urgent care.

If they are able to get whatever sites are under negotiation signed, it is pretty impressive that they have the new space pretty much 100% leased before anything has even opened.

Anyone know what is going in on University in the old building by the Subway? It was Rocco's back in the late 80's and think it was a Kinko's or some print place. I saw a name for an LLP out of Sugar Land on the permit but it leads to nothing.

We went to Voodoo Brewing Co. for lunch a couple of weeks ago on a Friday and the place was empty. Good beer and good food. It's in the old Dat Dog location on Church Street and is a pain to get to.

I assume you mean the ones on the east side of Texas before you get to the former police station. There's actually two buildings there, one in the front and one behind and they both are completely vacant. It makes me wonder if they even have a COA yet, there is zero activity going on there last time I drove by.

Waffle House on ground floor would take the place of the Kettle that was near the Northpoint/Century Square boundary line back in the day.

Students would hang there and eat and study.

Yes. And the roundabout way you have to circle the block because the street is one way there, and the lack of street parking, which was ok for us because there was nobody there. Is that enough?
