Not sure if it's already been posted, but the new McAlisters in south CS is having its grand opening on Wednesday.

That would be the previous posted 8/7 grand opening per FB post.

As previously announced it looks like Dollar Slice Club has closed. Wonder what will replace it, if anything.

I remember when this board said south CS would never be able to support a Saltgrass.

Hate to break it to you, they're not doing well here. Talking of closing this location down.
Surprised to hear that. We go at least 2-3 times a month and it's always busy. Last night we were in there with a party of ten and it was on a short wait, on a Thursday night at 6:00.

Saltgrass mixed beverage monthly sales numbers have been in a pretty steady decline for almost 2 years now and are rather mediocre. They are in some trouble. Gringos, Casa Do Brasil, 1860 Italia, and Walkons are all outselling them by a factor of 2 to 4x pretty much every month. This is probably mostly because Saltgrass isn't very good at all and they charge prices like they are. The last time we went there, the service and food were both really bad. That's not a winning recipe.

I don't drink there unless I grab a happy hour wine from the bar before sitting down. I think they would do better if they had a happy hour across the restaurant. I'm not paying that much for a drink unless it's damn good.

My point here is that monthly alcohol receipts are a very reliable indicator for overall restaurant performance, and theirs haven't been good for a while now.

Looking at that database is a real rabbit hole! My biggest takeaway was Levy having by far the biggest month ever at Kyle Field in June with $1.6M in alcohol sales. I wonder if the athletic department still got 51% like they do for football games.

Not sure what the % may have been, but Trev did mention that A&M made in the neighborhood of $6MM across the 2 events this summer(Soccer/George).

You can go to the bar mart website for free and find data that is a few months in arrears, but it will still give you a good idea of trends. In the commercial landlord space, this data has always been a fairly reliable predictor on the eventual fate of restaurant tenants.

Barmart is showing April as latest data right now, and the CS Saltgrass is near or above average for the entire chain. There's about 20 other locations I'd say are more at risk if this is the indicator to base predictions off of.

That's fine. Those aren't good numbers for their comp set around here. They have done far more than that in the past. Their quality has slipped pretty substantially and it is starting to show. They aren't turning the restaurant over on a given night nearly as much as they used to.

Maybe this is just another indicator of people not having discretionary income to burn on marked up alcohol in restaurants.

And don't we have a new high-end steak house going up behind IHOP? That can't be good news for Salt Grass. I might have to double my alcohol intake when I go there from now on. My liver taking one for the team.

It looks like the College Station Texas Roadhouse location is one of the top performing of their locations in Texas. I've thought it would be smart to have a second location in South College Station since the University location is always packed.

too many steak houses in SoCo right now. I wouldn't take that risk in this economy.

Bingo. At least for us, the value proposition just isn't there for something the level of Saltgrass, i.e. a restaurant that is priced wayyy higher than a casual meal but doesn't carry the quality of a true "fine dining" experience. I stopped considering Saltgrass and other places like it because I'm paying premium prices for a dining experience that isn't anything special. I'd much rather spring for The Republic on special occasions than be disappointed with Saltgrass.

They are putting in a Bubba's 33 in lieu of a second TXRH. Different concept but same target market, and really good food as well. Looking forward to it opening up. Not in SoCo unfortunately.
