Getting the bathroom windows ready for new frosted glass (picked up this afternoon)

Cleaned up the door and pulled the hardware for cleaning.

Sweet:

I now know what a rim lock is. And damn, my thumb looks fat.
Mine are iron and not brass, but they'll clean up really nice. Which is what I'm working on now. They are on every door in the place. Should be a long process to clean them all up and repaint them.

The quickest way to clean up rim locks is to empty them out, take the cast iron frame and put it in boiling water. The paint that's built up over the years will come right off without a fight, then give it a couple coats of gray primer and then hit it with black lacquer paint. The finish will look original and it lasts a long time. Altogether it's less than an hour per set, quicker if you do more than one at a time.

If you need matching ones that style has been reproduced and is for sale all over the place (google C20 rim lock). It looks like a 3" backset like the one sold here for example. Restorers 3 inch Backset Rim Lock There are also originals for sale all over and new/reproduction porcelain enameled knobs and replacement keeps are also easy to come by.

I'd offer up some of mine but that's a style I don't think I ran across - most of mine are plain. I'll check the box before I fly out to Austin in a couple of weeks.

So every tool accumulated over the past 2 years is now gone. Plus the stuff I borrowed recently. The place doesn't have insurance to cover contents yet due to its condition.

This was a kick to the junk and going to set me back a bit.

The pendejos where in the place for quite a while. The neighbors noticed nothing (there are a lot of cars parked on the street and a lot of construction going on around me) The camera on the house across the street is blocked by a tree between it and my house.

I found a pair of jeans, they used my toilet without bothering to flush it, left coke cans and cigarette butts in the house. They left my beer in the mini-fridge though. So, that's a win. Most importantly, they didn't trash the place. And for that I should be happy.

Overall, fun day!

There's a bigger issue here though and it's pretty obvious I can't leave my tools hidden in the house closets while I'm gone any longer. A locked shed isn't going to prove anymore secure either.

Lugging the small things like circular saws and drills and jigsaws back and forth isn't a huge deal but it the miter saw that is going to be a PITA. I don't know what to do with that other than move into the house permanently with no working shower.

I do need to get some cheap window coverings up though, pronto. They'll be back at some point I'm sure.

I doubt window coverings are going to deter anyone. Especially if they've already jacked you and know you hide your stuff anyway. You're probably better off getting power to the place and installing a camera system inside and out and hooking up an alarm.

or

focus on the water / shower issue and move in ASAP. However, unless you're retired or working from home, this only helps at night.

And by taking everything, I'm not just talking about the bigger power tools I'm talking hammers, crowbars, levels (pretty useless in a house of this age) ****ing box of nails, boxes of screws, squares, tin snips, screwdrivers... everthing. I just outfitted a new independent contractor.

I'm currently thinking both, asap. That's the only way forward at this point. I'm just hoping they don't come back for the new romex that's already been installed in the house. ( I doubt that)

Realize it might not stop but better than a closet. Don't know if you can lock them down to the floor with bolts inside though.

Sucks to read stuff like this, I'd assumed that the KWD has turned around enough so that this didn't really happen anymore. Been there/done that with lugging the miter saw and wet saw around before and it's not fun.

Does your current place have a garage? What I ended up doing was leaving my tools in the truck (which is not my daily driver) and hopping in that to go work on the house after work. It was already loaded up and ready to go so it wasn't that bad.
p_bubel
How long do you want to ignore this user?
It'll always be a possibility unless I move way out into the boonies, and even then... There are at least 4 houses on my block getting some significant work done, so a lot of new eyeballs looking for easy scores. And it was easy for them.

I'm not overly paranoid by nature, and this really hasn't changed that honestly, but I need to make it a little more difficult. This break in doesn't bother me as much as the previous one in 78209, where they took a lot of personal stuff. It's just tools, even if it's going to take me a while to replace them.

I always swore that I would never want/need a camera system but it looks like I'm getting one in the next week or two.

I can leave some of the smaller tools in the Jeep, but with the way things are going with her right now it'll get stolen/broken into at some point too. :P It's been one of those weird years. There's no garage at either place right now that I can lock it up in.

F thieves. F 'em all the way to hell. Friend of mine's neighbor is an HVAC guy who just lost all his tools. Broke into his work van in front of his house.

If you need to borrow a few things in the meantime to keep going, let me know. agee96 at yahoo.

I appreciate that immensely, I really do.

I should be good to go here in a bit though, and if things get stolen again I rather it not be someone else's stuff. (Again)

I've got some cheap work to get done over the next couple of weekends.

We have to deal with this on construction sites fairly often. The Knaack tool boxes chained to something immobile or bolted to a slab works pretty well as a deterrent. Hell, chain it to a tree outside and make them cut down the tree to take it. In the mean time, get some of the fake video cameras with a battery powered red LED as a little piece of mind. They're like $5/EA.

Has anyone had a door chemically dipped/stripped?

The palm sander (taking too long) and off the self strippers (a mess) have got me looking in the direction for the doors. I've read a couple of conflicting reports on long term issues with having it dipped.

No experience sending anything off to be stripped, I've had good luck with a RO sander on large flats and citri strip on everything else.
p_bubel
How long do you want to ignore this user?
I gave the citristrip a try today actually, and this door is still kicking my ass.

Thanks though.

The RO is fine for the flat stuff as you say, but it's these damn corners that are kicking my butt (this is a window but the same detail as the door panels):

Well, since this is bumped might as well update.

I can get the windows done with a heat gun alright, it just takes a while. Strangely satisfying.

Maybe something like this in a pneumatic angle grinder? I've used similar for stripping paint off of aluminum when I didn't want the wire wheel to scratch it all to hell.
p_bubel
How long do you want to ignore this user?
I might order that. The wire wheels where too rough as you said.

I personally would be very reluctant to sand that old paint due to lead. On larger projects like that I've normally used a heat gun set to 600 and a quality set of scrapers.

Citristrip isn't very good IMO, especially with older, layered stuff. If you want to go that route I'd recommend something much less environmentally friendly.

Floor tile I ordered online, it was a hell of a lot cheaper that way. The subway tile I got local from the Alamo Heights Home Depot. (They have a surprising amount of choices there)

Jacked up my back while prepping the wainscoting for paint. Getting old sucks! So, that's not done yet. And the water heater won't light again. Blech. The bathroom is about 90% complete though and didn't explode with all the use during King William.

So, pulled the drywall in the hallway and I kinda like the look.

It looks like they just used old crates to line the walls.

I got a quote for central heat and air with insulation for the attic. Waiting on that, I have a drywall guy waiting to start the common areas.
