And the house is feeling pretty damn tiny. We'll see how it all comes out once it's cleaned up, painted and re-trimmed. Thank God I put in the transoms at least.

Dude. It looks awesome. I'm sending this to the Irish to watch the progress. If you get too much done then there won't be any work for him to do the next time they visit.

Depends on the width. I think I have 9 feet at the rear corner of the house. I'll double check! Eff it, I'm sure we could get it back there with some effort.
And no, the Miata never moves. It's pretty annoying but that's the trade off with the neighborhood, parking isn't always what you want.

We are 4+ years into a rehab ourselves. Not historic, just a PITA and $$$. Fun to see other projects.
On the hole, I've seen wood patched in and even without exact match, it still has character. It also reminds me of my paw paw's old cabin and he'd patch holes with tin, nailed around the edges. Vintage repair.

I'm going to have to hit the living room with one last round of adhesive remover in spots. Which, is always fun.
If I could get the floors to "pop" like they do when they're wet I would be a happy camper... even with all the damage and paint spots.
At least for now. I'm not in the mood to refinish them.

Good call going with smooth walls. After living outside of TX for a long time, whenever I go back and see that knockdown they love so much over there it just looks weird now.
It's expensive to do flat walls right. Framing has to be straight, gyp install has to be good, tape and float has to be on point, and paint has to be right. Throw some bad lighting in there and mistakes are real obvious, not to mention any dents or dings will show right away and repainting requires going from corner to corner. I HATE textured walls. They are awful. Luckily my house is about about as minimal as you can get, but glad the walls are smooth on this project for sure.
This coming from a guy scraping and floating walls to remove sponge texture in his own house.

They did an excellent job on the walls, the ceiling has some minor issues I'll have to correct before painting.

He spent the night in it but was unfortunately run out by crackheads who thought it was still a crack house. He's going to get to work on the exterior so they know what's up from now on. Unfortunately, the city and county will also know.
At least he'll have ~11 months before they officially jack up his taxes.

The AC rocks, and took having people in an out all day like a champ.
The plumbing, has some issues. I think the sewer line has a kink in it or some roots blocking it when 20 people are using the restroom for a day.

Well ****. SA decided my house was worth another $20k dollars and has jacked up my property taxes. They've gone up a whopping 44% since 2014 according to the estimate.
You ever going to redo the roof?
