I have owned rental homes in the Southside historical area for 30 years. In the past years I have sold all of the homes except one and it was just listed. Looking forward to be finished with all of my business ventures in College Station. Easier money to be made in other areas.

Agreed. The rental business became very difficult for us when it started taking more than four months rent to pay taxes.

I think lifestyle changes post-COVID is more of a factor than affordability. We ultimately did leave CS for Bryan because our money went a little bit further but the location was more a factor as my wife worked in Hearne and I was in Century Square - I went full time remote shortly after.

When the opportunity to leave Bryan for Cameron came up for our family the small town lifestyle was a much easier transition to embrace. We weren't the only ones in our social circle that left BCS for areas like Franklin, Iola, etc. between 2020-2025

I don't want to derail for the topic. I do want to say, I've seen the Terra fab news all over my social media from accounts all over the world. I was say that I am genuinely excited about the future of this industry and region, but what this means for homeland security and homeland defense.

I grew up a bit south of Houston near NASA. I had pilots, astronauts, Apollo managers, and engineers that all lived on my street. They told me what it was like during the space race and the way the area blossomed. Without NASA Clear Lake, Friendswood, Webster, Kemah, and a few other towns wouldn't be what they are today. NASA did not just bring people, but support companies. I mention this because we have road maps set out infront of us that we can evaluate and learn from their mistakes.

I do not want to end up in a bad spot for our community. I want to protect neighborhood integrity while also developing new neighborhoods. I want to protect the community culture while also growing the community. You can safe guard what you have and introduce the growth and newness that the market desires. It's been done, we have proof.

We're in a new "space" race and semi conductors are apart of it. I see it as a privilege and truly an honor to be near that and get to be apart of it. This type of production will in my opinion keep America as a leader on the global stage and will not force us to be reliable on other countries manufacturing like we have been for years.

I threw a few of the WIT TECH LLC parcel IDs on a map. Maybe we can crowdsource and come up with an accurate land footprint for the project. Should probably add the Gibbons Creek Environmental Redevelopment Group LLC tracts as well.

I have been told that the property at 13267 SH 30, College Station has been sold to a Terrafab entity. No idea what that would be for. It has a relatively new house and barn and was listed for $4.3 million. It's been listed for several months. No idea on the veracity of the news.

its pretty easy to interpret the footprint from Elons rendering at the end of the video he posted yesterday. The eastern extent of the building goes to about here.

30.62184758174391, -95.96701397106386

And the western extent

30.6162004347265, -96.04706727150648

When some of the big tech companies moved to Austin they started buying houses on the lake for execs to pick from...could this be some of that?

I drive past that entrance several times a week and I did see a black cybertruck at that entrance gate last week. Could be very likely related!

Regarding roads, honestly there will need to be 2 4 lane East-West Highways spanning from 6 to 45. One north of Terafab and one south of Terafab. I realize that neither 6 or 45 travel North-South, but you can imagine what I mean.

The roughly diamond shape between B-CS - Madisonville - Huntsville - Navasota is going to fill in.

In another thread, I said I hoped we became like Bentonville. AR. Then I looked up their population to be about 51k. So that ship has sailed.

Hopefully Easterwood will be upgraded to be as good as if not better than Bentonville's airport.

Was it ever discussed to move Easterwood to Riverside Campus? That would really free up building in in town.

I think (as a region) we either need to really push to get Easterwood to have more flights or abandon working with A&M on it.

If A&M doesn't play ball, then partner with Waco, build it between Hearne and Calvert and make it a regional one.

I don't think A&M decided for Continental to stop flying out of Easterwood. I could be wrong.

United pulled out of Easterwood (along with several other airports, including Killeen, at the same time) because of $. This was in 2021 and airlines were hurting.

With the imminent growth, the situation is very different. Get Terafab folks involved and you have a bully pulpit

How do you "abandon working with A&M on it" when they own it? They aren't keeping airlines out, if airlines look at the market and it makes sense to add routes here they will.
The idea of attempting to build a larger (but in reality still small airport) 30 minute away from us and a bit further from Waco doesn't make sense either. It then moves to a place that is inconvenient for both us and Waco, and you still have to have the airlines decide to put routes in.

A&M has their own priorities and agendas. Some are aligned with the county, cities, and region and some are not.

You just move onto other answers if they don't have vision enough to see things through.

Regional airports work all the time. DFW is farther from most parts of DFW than something in between us and Waco.

If that doesn't work, maybe we could get some of those busses that are 100% empty to do some shuttling to Austin and IAH.

Heck, get Elon to tunnel us a route from Navasota to IAH...

There's already a shuttle to IAH from BCS that departs the south side of CS. Been in operation for years.

Flights from IAH to CLL just don't make economic sense for the airlines when people can drive 1hr 20m to IAH and get directly on a plane to any big/medium city in the US and many non-stop or one-stop international destinations.

CLL to DFW can make sense because DFW is further away. ATL to CLL could also make sense if Delta determines there's enough passenger traffic to justify it.

I took that CLL to IAH connection many times, and it just wasn't worth the effort. It's 30 minutes from my south CS house to CLL, and only an extra 50 minutes to IAH.

People in DFW driving to DFW airport are at a major airport with direct flights to many locations. That is fundamentally different than a regional airport between BCS and Waco. Both CS and Waco have existing regional airports. Placing one halfway in between is a worse solution for both communities.

BTW, there is already a shuttle service from BCS to IAH.

Build what? It would still be A&M land. Doesn't seem like A&M has any shortage of places to build on campus.

I use the shuttle frequently, so I know about it. I also used to take that 30 minute flight when it was around. Why? Soooo much easier to get to airport, get through security, etc.

I have TSA precheck and even with that IAH is a cluster to get in and out of.

But this is too far afield. If it doesnt make sense financially for Unoted they won't do it. But to grow BCS to what it 'could' be, the current state of air travel isn't good enough.

The TERAFABers won't stand for Easterwood the way it is. We should be hearing something from them within the next 3 - 6 months on proposed "remedies" to the limited air travel choices here in the Brazos Valley.

Phillips 66 has its own airline. They regularly shuttle execs from Tulsa to Bartlesville. I can see Musk building an airport in Grimes county, for a similar purpose.
