Quick and simple math would put the 100M SF building at 3.5' thick for 13M CY of concrete.

But that is not a reasonable assumption, because there is obviously concrete driveways, structural slab support, walls, etc. Plus all the concrete needed for the underground FEL (Free electron laser). Rumors are that Musk is building some sort of accelerometer underneath the building.

But that is all above my paygrade and comprehension level!

Curious if they plan to grow their own silicon crystals and supply their own wafers. I seems like the blank wafers could quickly become a significant bottleneck with the way everyone is scaling.

Interesting article - especially this paragraph. College Station has 11,000 housing units in the pipeline?

Elon Musk's massive chip plant is coming. What it means if you live in College Station
Quote:

Already, College Station has almost 11,000 housing units in the pipeline that could handle about 28,000 new residents. The capacity, Ostrowski said, should be sufficient to handle College Station's projected growth and impacts from Terafab, suppliers, indirect and induced demand.

It wouldn't surprise me. There's a new apartment complex going up every few months, it seems like.

That is basically what they said at the city council meeting. Lots of houses in the pipeline in south college station between welborn and 6, and then in the ETJ along 30.

It is also a little weird to view the College Station housing market as if Bryan doesn't exist. I'd guess similar amount of development east of 6 in Bryan. While Terafab employees would likely prefer to live in south college station (or along 30), increased demand in south college station likely shifts some to NE Bryan.

Also, more student apartments mean less students in single family. From people I've talked to, rents on single family rentals have decreased.

Housing units is a reasonable metric as the population with shift with supply/demand. But also BCS needs a good mix across the whole market.

This all assumes Elon doesn't build a subdivision next to Terafab to rent to his employees at well below market rates.

The non development agreement for the lands south of 30 from Bird Pond to Fitch will expire soon and not be renewed. Then CoCS will annex all of that land and it will be developed.

Does a city have the option of renewing a non-development agreement? I thought the agreement was for a finite number of years.

It is and they do. But I'm pretty sure they won't …. Why tie your hands and your tax base on the east side of town ? Besides, the large land owners may not want to renew either.

Good points. Historically, CS permits about 800 SF houses/year and 500 multi-family (apartment) units/yr. Bryan is similar. It would be interesting to see CS's math on the 11,000 pipeline - broken down by year, use, and status. For example owners vs renters, student-use, approved vs planned, SF vs multi-family, etc. The College Station Comprehensive Plan (i.e. page 20) is helpful but the housing forecast is dated and now needs to be more specific and detailed to be useful.

Certainly those high rises add something to the mix. That's why clarification is needed. If we're talking "beds" that number is understandable. But full 3 bedroom 2 bath houses would require some additional discussion as you have noted.

The only day I don't hear things moving is on Sundays.

It won't just be belly dumps and fill dirt it's going to be basically anything related to large construction projects including equipment.

Think about what their ultimate goal is. They want to make it as miserable as possible on anyone who doesn't think the way they do. They've accused the judge and commissioners of taking pay off. They want to punish those who have sold their land.

This. I'd be curious to see if any of SpaceX's competitors were funding this lawfare, either above or below the table.

Also, there are at least two large mobile home parks planned to be built in the Carlos area. I suspect a lot of tradespersons out of Houston area will buy a travel trailer and live in a MH park near Carlos and go back home when they can.

Dunno that's what I'd love to see. We have been largely shielded from corporate shenanigans. Fortune 100 companies tend to locate facilities in bigger cities.

Yep, the anti-data center and anti-AI hysteria (and tons of people still think Terafab is a data center) is being astroturfed by China and Americans are falling for it hook, line, and sinker.

Just like they did in 2020 and the Chinese psyops campaign to spread fear about the WuFlu.
"If you will not fight for right when you can easily win without blood shed; if you will not fight when your victory is sure and not too costly; you may come to the moment when you will have to fight with all the odds against you and only a precarious chance of survival. There may even be a worse case. You may have to fight when there is no hope of victory, because it is better to perish than to live as slaves." - Sir Winston Churchill

Let's see… off the top of my head:
1) Lithography machines, SEM, and other equipment has limited suppliers, constrained supplies, and long lead times. A big fab player might want to know details about when and how big SpaceX is planning to bring the fab online. They could potentially preorder a number of units thus delaying Terafab coming online.

2) fab expansion is going to constrain wafer supply and specialty chemical supply. Might be interesting to know if Terafab is going to grow their own silicon and cut their own wafers. It might be worth pre investing in wafer supply if Terafab is going to be hitting the market for wafers vs making their own. If Terafab is growing their own, Terafab coming online isn't going to have such an impact on wafer supply and the anticipated supply constraints might not be as bad.

Since the deal is done and signed off by the county, two school districts, and the state government, it will not be undone.

Rather than continue to fight a battle that's already been lost, the best thing to do elect a county government that will help guide the progress in a way that benefits everyone in the county. This means working with SpaceX and others as equal partners rather than treating them as villains. The county should not be intimidated by SpaceX and other organizations that want to bring an economic boom to the region.

Electing people who will do anything to prevent progress will only hurt the residents of Grimes County.

Continuous lawsuits to try to slow the development will alienate the county and community from the development plans, will do nothing to prevent the development, and will waste a lot of money. SpaceX and the county have the resources to drag these lawsuits on for years. If it gets too expensive for the county, they will need to raise your property taxes. The county will lose resources that could better be used for infrastructure. The legal costs are just noise in the overall SpaceX budget. The only big winner will be the lawyers. If a grassroots organization has the funding to engage in multiple lawsuits that can drag on for years, then they have some deep pockets behind them, and they will make their lawyers very wealthy people.
zigag09

What about government transparency?

Don't the residents of Grimes County deserve to know the specifics of the deal the county made with a private company?
