I bought some insulation rolls, got them all up in the attic and finally realized no two joist spacing a were the same, and none even close to the 15" width I bought. Broke down and had it blown in instead.

I've been working on the yard, but that's only half finished as well. I'm out of warm nights for the Bermuda grass and still waiting on the the other pavers to be pulled up at my buddy's house so I can repurpose them here.

I had the porch leveled finally, no permits required, and after a two month wait for them to show up code compliance shut them down not even half way through.

I've never cussed at a person like that before. I was livid. I apparently needed to get historic approval for the work, which is unbelievably stupid. After some more cussing over the phone I got approval and the work finished that day. I would normally feel bad about treating people that way, but **** that. It's beyond dumb.

The porch is still kinda sloped, but it's much better. I can live with it. ( Not as noticeable in real life)

The porch slab took 5 piers. Insane.

Painted and partially paved. Need gravel eventually.

I'd have been pissed that you needed historic approval for a repair. It did not change the look of the house.

Got my first of the decorative light fixtures installed. (It was free) And my stove finally showed up. Still no gas line of course. 'Cause that's how I roll.

I've been waiting on someone to finally fix the front piers of the house properly and remove the paint and repoint the chimney. (I'm not getting up there) But that's at least another month out.

It's been a frustrating summer getting work done, but it is what it is. And if that's the worst thing to happen to me this year my life is going great.

So, here's Moose ( who caught a neighbors chicken a couple of months ago and who broke my nose a couple weeks after that) to see this series of posts off...

Moose better be glad you love him! Nose and chicken is going too far.

I live one block outside of a historic district in Temple and historic districts have more legal pull than an HOA.

We did our remodel the same time as some friends last year who WERE in the historic district and they had to have regular checking from the historic code enforcement. Even for dumb things like just fixing broken stuff.

One couple painted their brick and did the chip and Joanna cedar everywhere. HPL said no go.

They just sold the house.

The Historic District has been pretty easy to deal with, I got "approval" after asking within a hour. This ****fest was caused by overzealous code enforcement.

There's three houses on my block under renovation and one total demolition, code compliance now drives by regularly. The HD around here only gets involved if the neighbors start complaining.

That looks like the smaller version of a fixture I bought from Y lighting for the upcoming epic home addition project that will start soon. They're definitely not cheap!

A minor update is in order I think. There's not a lot of big projects finished since I last posted, it was a wild summer in real estate that kept me slammed and I'm still having trouble getting work scheduled on the house.

I counted 916 trick or treaters this year on my hand held clicker which was 70-75 pounds of candy.

I'm still waiting on new front porch posts and brackets, I've spent countless hours trying to clean the wood floors up after decades of neglect.

I had the chimney repointed, but not stripped. I still can't find anyone to do that work.

Been buying new furniture, fixtures and putting up long forgotten photos and sketches of mine up on the walls. Hacked together a kitchen-ish set up for New Years at the place. ( pretty low key event this year)

The new gas line for the stove should be in place, finally, in the next week or two.

Obligatory yearly Christmas photo.

That's pretty much it. I had big plans to make the push to rearrange the kitchen properly and get new cabinets and counters as well as shortening up the rear window so the sink could be moved, but in typical fashion I went out and bought a 43 year old truck instead.

Which I promptly proceeded to break. It's still in Oklahoma as of this post. Ugh. I never take the easy route. I think that is most of the low lights from the past 4 or 5 months...

Really enjoy reading through this. Can't believe I just saw this thread.

I have a home built in the 1930's in Tyler's Azalea district. Most has been completely redone but I still have some more I need to do on it.

Thanks.
I'm very glad I started this thread years ago. It has kept me sane and it's been a nice record of progress that often gets forgotten by me.

Drove by the house on New Year's Eve with my wife. We stopped in front and there was a party on the front lawn and they all stared at us. As soon as I hollered out that I'd been watching this thread on TexAgs, the whole group chuckled and Paul came out and talked to us a bit.

I went on a run down the River walk when I was in town in December and ran a few blocks of KW district but couldn't find it.

I only admit this because you admitted to being a creeper first.

Nothing really great to update, and things will probably get even slower now that work is currently drying up, but I did finally get my new front porch posts installed after a year of waiting. They're not perfect, nor finished off but I'm happy enough to post for now. I have some embellishments I'm going to add still and proper painting to do. I'm still not sure if I'm going to do a railing or not.

I've been working on getting the yard seeded still, which was poor timing on my part as we've only had one decent rain here since January.

My two money pits:

I did get the stove/oven hooked up to a new gas line too. After 4 years I can finally cook at home.

And moose might yet be a good water dog. He only knocked me off the paddle board once. There's hope for him yet. I'm kinda shocked how well he did.

I didn't think it possible, but I'm moving even slower on this place these days. Oh well.

Looking good! Does it make sense in terms of overall longevity to repaint the roof silver?

Yes. And it's being considered right now. The roof still isn't leaking but some of the larger hail dents retain water and are getting thin. It's just a matter of when at this point. I believe coating the roof should get me several more years before replacement.
p_bubel
How long do you want to ignore this user?
Ok, so it's been a while.

I went from too busy with work to set aside time for stuff to absolutely dead and sitting on my couch for weeks at a time between paying work and not wanting to spend money on the house. When I'm bored I'm a terrible procrastinator and nothing gets done. I'm finally trying to change that. So here we are and I've "fun designed" myself into a corner and want to see if any of y'all had any ideas.

I'm finally getting the kitchen done as I'm tired of handwashing my dishes and bought a dishwasher. In typical fashion for me that means redoing stuff. I have to move the sink under the rear window. Wanting to keep it looking right I had a new same-sized sash made and a new transom.

(Man, that large fridge looks tiny)
p_bubel
How long do you want to ignore this user?
The transom is operable. Here's where I've outsmarted myself though:

Wheeee…
