Stage one of operation "not a crack house" is complete.

I have a couple more projects still coming together before it's 100%, but it's come a very long way so far.

The exterior paint and landscaping will be the last thing I touch due to that.

Gotta keep it looking like a crack house as long as possible. On the outside at least

Welp. No More crack house.

love the blue.

question: i live in a historic district and fortunately live one block outside of their purview, so on my remodel, i could do whatever i want. do you have to run paint colors and what you do to the exterior by any sort of organization?

I did. (King William Historic District) I emailed them a photo of the rough color idea and got an approval in about an hour. They've been pretty easy to deal with, but they've been around for a while (since the 60s) and not looking to crack heads too bad. Plus, I'm not doing anything nutty.

I did not seek their approval for the fences, the porch post replacement and the ombre', though I probably should have. I figured none of it was controversial and the old woman that used to complain about my permits no longer lives on my street. (Good riddance)

For something like putting in a driveway I would expect more oversight, but again, not too much resistance as long as I'm not planning on doing something "way out of norm" for the hood.

And thanks y'all! It was pretty big couple of months that wiped out my account. Now back to doing absolutely nothing on the place for a couple more months.

Should have emailed them a purple paint sample. They seem to like that.

Oh boy, do they.

That house has since been "toned down."

So I just spent the past couple of hours going though the thread and I now realize that I never explained the "Sauerkraut Bend" in the thread title.

If y'all didn't put it together, or google it already:

The King William Historic District dates back to the 1790s, when the land that once belonged to the Mission San Antonio de Valero (now known as The Alamo) was made available for native settlers in the area or sold at auction.

In the 1860s, the area was divided into lots and sectioned by present-day streets. Soon after, German nationals who immigrated to Texas began to settle in the area. The area developed as the King William district when Ernst Altgel, a German immigrant who later became a businessman in San Antonio, named its main street after King Wilhelm I, the king of Prussia in the 1870.

But the King William district didn't always have its current title. It was once known as the "Sauerkraut Bend," a derogatory name given to the German community. And during World War I, when anti-German sentiment ran high, it was named Pershing Avenue to honor U.S. Army Gen. John J. Pershing.

The King William name was restored after the war.

Yeah, it's crazy. It's been a long, long, process. Still no proper kitchen.

Thanks again, y'all, for going along on this stupid ride with me.

good to hear. like i said, i'm a block away from their control. we mostly stuck with historic decisions for the sake of the neighborhood.

my wife wanted board and batton in white for the exterior and i said that was just out of place in the neighborhood and fortunately won that fight.

some other people have gotten in trouble for their exterior decisions and had to go back and repaint or tear down.

one that pissed me off was this one house redid their shutters, eve, and posts on the front of their house with a beautiful cedar and stain and our preservation league sent them a letter that this wasn't Waco and Chip and Joanna weren't here. Paint them. really sad because it was a beautifully done.

Finally went through all 18 pages of this last night and this morning, and all I can say is wow.

I'm guessing you aren't married yet, since I didn't see any talk of fights or blowups.... or worse.

Seriously, major props on the determination and perseverance. Great thread.

Not married, yes. I can't imagine trying to keep that all that together as well. Hell, even the dog is happy to get out of that house.

Might as well update this. My time with the world's greatest lawn maintenance supervisor came to an end last month.

I went through a lot of **** with Friday at a point in my life when I didn't have much good going on. It hit me pretty hard.

I'm extremely lucky I found her near 14 years ago at First Friday, at a bar, when she was about 1 or 2 and my life was immensely better for it.

The house still feels empty, but I'm extremely grateful Moose showed up when he did. (Crazy, weird, timing)

So long sweetie, till we meet again.

I'll add something that's not such a downer, Moose and I survived the snowpacolypse alright. So did the pex plumbing, but I drained the lines every time I lost power.

I gave up on heating the bedrooms and shut them down completely. Best to keep the plumbed spaces as warm as possible. This place was never designed for sub freezing temps and it showed.

I've got several things in the oven currently. I'm going to wait a couple of weeks before posting photos since they're both about 50% finished. But thanks for asking.

I'm having the front porch slab raised and leveled on Friday, new posts, brackets and rails installed after that and I had a small deck made for the rear. I need to stain that and figure out what I'm going to do patio wise as it transitions to the weed choked backyard.

I also had the attic insulated. Finally. Also had one hell of a hail storm roll through.

Mostly though, like a lot of people, I've been travelling a ton since the covid restrictions have been lifted.
p_bubel
How long do you want to ignore this user?
Well, it's been a summer of half finished projects. I wanted to wait till something, anything, got done but here we are months later and nothing has moved forward. Might as well post what I've got.

First, the epic hail storm.

Moose started going nuts one night and sure as **** the guy behind me was getting his garage cleaned out by some bowl cut pendejos. They were using my backyard to get the crap out. I scared them off before the cops finally showed up. They came back a second time, I got a little more belligerent and "involved" and almost got myself run over for the effort.

I did recover a bunch of stuff though. This was all in my backyard. They were using my gate to get the stuff loaded.

p_bubel
How long do you want to ignore this user?
Been traveling a lot, but won't bore you with those photos. I bought art while drinking in New Orleans, which is always a good decision.

The posts for the front porch showed up, finally, and of course they were a foot short. I'm still waiting on those.
