Good thing is that its not your problem anymore. Beryl smoked my old house while we were trying to sell, and I had to get the entire roof replaced first.

Yeah we were set to close on the sale of our house on Saturday and Harvey made landfall on Thursday. We had already moved out but couldn't even get to the house for several days to see if it had flooded. Had to schedule a re inspection, etc. Not fun.

Same for my parents. They had what seemed at the time a lower than desired offer, so they held fast and got what they wanted several months later, just in time for Harvey to derail things. They let their flood insurance expire as well since they'd never needed it in 20+ years. $120K later and having the buyer back out, learned the hard way.

I moved to Georgetown 2 years ago. Lived in Houston for 33 years besides my time in Aggieland.

Beryl got me post-close, pre-move out. My wife and kids were already gone and I stayed behind to finish up packing and meeting the movers when Beryl came through. I got to do the last of the packing (and the movers got to load) without power.
