So, I decided to let my general contractor take a stab at putting the transoms in. He's done decent wood work on the house before so I was more than happy to have someone else try it.

Mistake.

I spent most of my day today ripping it all out. I don't know what he was thinking.

So in a fit of frustration at the realization that I'm going to be doing the work myself over the next two months I went out and bought a pancake compressor, nail gun, miter saw (replacing the one that was stolen) saw blades, new 1x10 pine boards and a table saw.


Don't buy angry.

Do you plan on using the new tools to take out some of the paint on the siding? I need to repaint a house about that size within the next year or so, but even with much better existing paint quotes still came in around 5 figures.

Pull scrapers have made the exterior trim around the windows more manageable. I loathe the sensation while doing it though. (It's like nails on a chalkboard at times, but it works) The other scrapers I have are too delicate for outside work.

I'll probably use a heat gun on the delicate work, and a pressure washer (being careful not to burr the wood) - Is that the right term?

I currently have no plans for the exterior though. (The second the house looks good from the street my property taxes will go through the roof. (They currently don't have it anywhere close to market value and I'd like to keep it that way a little longer)

I've read that linseed oil applied to paint a while before scraping will soften it up making the paint come off easier.

How are you dealing with the lead paint that you're scraping off the windows? Lead paint removal is in its own little world safety precaution.

The paint is being swept up and dumped in a trash bag.

I'll probably put down larger plastic sheets when I do the exterior but overall it's not something I really worry about.

I'll give the linseed oil a try this week, thanks.

Let us know how the linseed oil works. I think you're supposed to apply it and let it work overnight.

Are you going to strip the paint from the outside of the house?

Doubtful.

I'm just going to scrape the peeling sections I think and move on. There's a lot of exterior trim work/wood work to be done at the same time as well.

Neighbor texted me that someone pulled up to the house, parked in my driveway (not a government employee) and took a photo of my permits and the house and left. I'm anticipating a stop work order any day now. The skirting is permitted though. (Which is stupid)

My buddy, who posts on here (women want to be with him, men want to be him) came into town for the first time in a year and brought his sis and her new Irish husband. (She lives in NW Ireland now)

He likes doing woodwork (the Irish guy) and wanted to buy some tools to take back to the great, expensive, green isle. So, he took a day and redid the doorway.

It's all new to me, but a fun trip figuring it out. Plus, I still have all of my fingers. I wanted to get it wrapped up today but it was one of my best friend's birthday and also the guy I bought the house from is in town. He hasn't seen the place in damn near two decades.

So, I've spent most of the day drinking instead. And really, isn't that what life is all about?

So, the HVAC equipment is getting purchased tomorrow.

I know this will rough on everyone here, but I'm going with electric for the furnace. I know, I know.

Code won't clear a gas heater in my closest due to clearance issues. Which is crazy, I know, but my HVAC installer is insistent on pulling permits. (You'd be surprised how few AC people want to do a fresh install in an older house)

Anyway I'm rambling due to green beer. I wound up with two choices, gas unit in the attic or electric in the house. I went with electric because I'm super lazy and didn't want to try and cut a hole in the ceiling to fit the unit through then add in a drop stair for an 11' ceiling in a space 6' deep.

Plus, changing filters in the attic ain't my bag baby.

That's it for this week. Drywall guy should be called in the next couple of days.

P.S. Are kid friendly bars a thing where y'all are at? I don't recall seeing any in my time in Dallas, Houston and Austin. But then, none of my friends back then had kids.

I'm talking full on outdoor/indoor bar with massive playscape for the kids and old Jerry World astroturf flooring. There must be 4 within a mile of my place... and where we spent St Patty's day. Must have been thousands there.

Heh An absolute money printing machine today.


I've get 4 weeks left and a lot to do. Fortunately/Unfortunately I'm also the busiest I have ever been professionally so finding time to wrap up the windows and doors is going to be difficult. That's a good problem to have, I guess.

Not sure how new it is but, the trend is definitely towards family friendly breweries. Have a buddy at No Label in Katy and, while it isnt a full fledge play area, the have a place for the kids and make it very family friendly. Most breweries these days are not your father's watering hole.

Drop dead date for my bet is April 27th, the King William Fair. I'd like to be in the place for all of Fiesta this year so I can just walk to most events.

I still won't have a kitchen, but it should be good enough to move into... I hope.

That's an awesome offer, but I really don't have any big work that can be tackled right now. The door trim/transom nonsense and window rebuilds are really something I'm going to have to tackle for myself. The HVAC is being done by a professional that I trust and the drywall I plan on paying someone to do that.

I loathe drywall work. Interior paint and primer party could be interesting. That's a good bit of work involved with those ceiling heights.
