My old San Antonio resource notes show...
Alamo Hardwoods (1 Fredricksburg Road) is the one I was thinking of. I-10 instead of 281. I'd put them as the most likely to be able to fab up something.

The upper corner of the door is slightly warped, so we're having to deal with that as well.

Originally I was going to bulkhead the lower wall for the vent and plumbing, but I'm going to take it up all the way to the ceiling now so I can get a proper medicine cabinet in as well.

Fife, I took a chunk of my siding over to Alamo Hardwoods and they were quite excited by it. They've never run across its kind before. Guys even came out of the back to check it out.

I'm screwed.

I have a couple more places to check out still, but it looks like it'll have to be remade.

Still not sure how I'm going to work this out in the end. It measures, currrently, 34/35" by 68".

More than long enough, a tad narrow, but it works. Unfortunately, taking it all way to the exterior wall will mean losing storage I had planned in that space instead. ( I can still do that, but I'm not sure what I want to do yet)

It's kind of nuts to be thinking about this right now, but the woodwork is pretty plain. I'm not sure if I want to put a small "crown" casing cap on top of the trim, or a piece similar to the existing lower "stool" at the "fillet."

If you're tallying votes, I say do the fillet piece and the cap. Easy enough in that they don't require much new material and you shouldn't have to cut the existing trim.

I know everyone is busy with that *******, Harvey, but I do have a question regarding insulation if anyone has the time and opinion on houses this old.

The entire right half of the house is southern facing with zero shade. I was planning on putting some batt insulation in the attic this winter and perhaps some spray foam on the underside of the floors in the crawl space.


What are the thoughts of homes of this age and wall insulation. My big worry is moisture since the interior or exterior aren't going to have a vapor barrier.

Currently, the interior is 1/4" drywall on top of the interior boards. There's a 4" gap then the exterior tongue and groove siding. I can't do roll insulation since removing the interior boards is not an option for all the exterior walls.
(I can do this for the bathroom though)

That spray in rigid insulation? It would be impervious to moisture.

I'm happy you interrupted the Harvey insanity.

Make sure the spray insulation is closed cell vs. open cell for moisture resistance.

Foam It Green...closed cell insulation!
I used it and couldn't be happier as it's simple and easy to use for a DIY selfer and does an awesome job of isulating your home!

I'll second closed cell, that stuff is awesome! And with a house that old you'll need the extra benefit of having it seal up all the openings in the area.

Both owners on the deed. 2 of the 12 kids in that family both moved to San Antonio. He a tailor and she a houskeeper (and single mother of 2) neither ever lived in the house. He resided on Santa Clara St and she on La Fitte (both now under Hemisfair Park)

The first rental date I can find is 1905. So, for almost all of its existence the place has been a rental. That's a lot of abuse.

I did find a photo of the neighbors house across the street that I can't wait to show them (411) in 1910.

I'm trying to figure out what happened to that house between then and now. It's brick in the picture but in Google Maps it's unclear - did they put siding up over it for some reason or was it just painted? Also it's weird to lose the elevated front porch.

Anyway, looks like quite the gathering at your place when Google drove by!

It's still brick. It's been painted. I went over there today, actually, and they were working on the porch. Strange timing. That family has owned the home since the 60s, and was pretty stoked to get the image.

Someone went around the neighborhood at some point and replaced a lot of the wood porches with concrete slabs. Some at ground level like 411 and some at original height like mine.

I'm currently writing up an application for a Conservation Society grant to replace the slab with an original style wood porch with the proper posts and wood work. Fingers cross I get it this year.


And yeah, streetview for my home is from a "bike and beer" trip when I first got the place. (A ride from The Pearl, through downtown and on down to my hood with a couple of bar stops along the way)

I waved at the google car but it missed me.

I thought there wouldn't be much to update right now, but there is.

(This is a slow fix, as promised on page 1!)

I ordered 3 new bottom sashes to replace the ones that are chewed up from that rat dog.

I was very pleasantly surprised to see he used african sapele instead of pine. (It's somewhat similar to mahogany, apparently) Also, this is the first time I've ever heard of african sapele. So, win?

The cabinet maker/millworker stated he makes nothing with "**** pine." I like him. He was also building new windows and sashes for the Polley Mansion. Good people.

I do not like the butt joints, but once I give it a final going over it will be far superior to what was there before.
There was also a significant bow in the wall that made the process entirely a PITA. All said, maybe a 10 hour day just for that?

My buddy fabbed up a new top cap and I managed to replace some of the trim up above the window to make it all work. (With reused siding)
