29% in Cottage Grove, capped at 10%. Yeesh. I usually let O'Connor do my protest since I'm lazy. I'll probably move in the next three years so I guess it makes no sense to protest since they would likely not get the increase down below 10% which means I would pay them to protest and get no benefit.

I'm gonna start watching the tax foreclosure status of some houses I like because you can damn sure bet some people won't be able to swing those increases.

Which begs the question- can this radical adjustment of values have the unintended consequence of dramatically slowing the boom here? I mean, there are going to be lots of people who see their tax bills increase by 100% or more and some not insignificant portion of that won't be able to pay it.

I just don't see how they can increase their rents 35% this year when they are more than a mortgage payment. Just wondering.

How are some of you going up more than 10%? Just because of home improvements you have done? I thought everyone was capped at 10% other than people who have done upgrades.

i think some folks are referring to their market value and others the appraised value.

you have to file a homestead exemption and have that exemption be in effect for one full calendar year to get the cap.

I think the 10% cap is over several years, so if you've not gone up recently, they can give you one hell of a bump until the average over X years is 10%/Yr, or something like that.

My old house was $250 for 2010 thru 2013.

Sold last August for $275.

HCAD Value for 2014 is $293.

OLD

Seems a little BS is coming out of HCAD to suggest the price of my old home is 7% higher than it sold for 5-months earlier.

Might come from the fact that several single story homes in my old neighborhood sold for $15/sq.ft. more than mine (they also had pools). Mine was 2-story and sat a bit longer than those (also no pool).

Single story homes typically sell for more PSF due to a larger footprint than a 2story. Also Economies of Scale play a roll as well.

Bought a new house in December. 100% increase total(31% land, 314% house). Original house was remodeled/rebuilt within the last year. They've appraised it for ~16.8% more than we paid for it three months ago.

Of that increase, almost all of it is in land value. My land market value is up 50% from last year. Washington Corridor townhome.

So can someone explain how protesting works with the cap? If market is 205k and appraised is 196k is there no point in even trying to protest?
