My parents are building a new house and used Agreeable Gray - it really takes on brown tones in certain light. That might be great with your floors, or you might hate it! Incidentally, I was recently in a new office and took this photo of a similar gray paint color that shows how it changes with lighting.

I think we are going with Urban Sunrise. Until half way through paints and we change to agreeable.

Drywall guys did show up yesterday. I was a little mad that they pushed me a few days in their schedule. But after looking around last night I decided that if Mrs. Gringo and I had started hanging drywall the day it showed up, we wouldn't be as far along as these guys are in one day. So that makes me feel a little better.

Hard to take pictures of. Once it's all done I will take some with a wide angle camera.

They pretty much did everything 12' and down. Today I assume they are scaffolding everything and will finish up. They also have A BUNCH of screws to do. They pretty much just put in a few nails to hold the panels up, then will screw it all at the end. This is why some panels look like they don't fit good in the pictures.

Last weekend I was able to hang the door into the storage loft from the shop.

It's not intended to be "hidden". It just seemed easiest to build the door like the rest of the wall. I will add a wheel on the loose end of the door to prevent it from ever sagging or getting out of whack. Also some sort of jam with weather stripping.

Looking good! Drywall is always a fun stage since the space really starts to feel like something.

Before those guys disappear, have them re-work any sheets that have joints in/around door and window corners or you'll be dealing with cracking there in the future.

Salty - here is the info I have on the HVAC:

Rheem 2.5 ton 30,000 BTU 14 SEER heat pump with auto fresh air damper. 10KW heat. I picked up an Ecobee 3 Lite thermostat last black friday to run it all.

Taco - Good advice, I'll be sure to check it over

SD- We have a Big Ass Fan in the original plan. Yet to be seen if it will fit the budget and fit the space we left it between 4 hanging pendent lights. At the minimum, the great room fan will at least be LARGE.


Just ran out to take delivery of all the doors. They look good and can't wait to see some in place. We ended up with Masonite brand - Logan and Lincoln Park styles. Mostly solid core, some hollow core in secondary areas.

So the drywall guys did finish up on Friday. Even though they were a little late getting here, they did a good job IMO and did it quickly.







Monday I called the tape/float and texture guy. He said his plan is to show up mid/late this week and get mostly done this week and texture next week. Mrs. Gringo and I were both away from the house all day Monday and when we get in around 9:30 all the joints had the first layer of tape done besides the taller walls above 9'. I was pleasantly surprised to say the least. BUT, because we weren't expecting them, we didn't leave any doors open. So I still don't know how they even got in on Monday...

The tape and float was completed a day or 2 after the last update, the 19th I believe. Texture was done the following Thursday.

So all last week we worked on painting the whole house and got it done Saturday. We started by priming/sealing all the drywall. I've painted a handful of houses growing up (rentals of my parents) and I never needed anything other than a roller and a single brush. So we started into the priming with both Mrs. Gringo and I rolling. That lasted about an hour before I called it off. The primer was so thick you couldn't get any coverage out of a full roller. So I FORCED myself to buy an airless paint sprayer . The Graco Magnum LTS 15 is what I ended up getting. I believe it is the same as the magnum x5, just the Lowes specific model number.

The airless sprayer is amazing. Would highly recommend if you own rental property or something. The x5 is the 2nd smallest in their line up but does make it into the middle of the road product series, so it's not the lightest duty one out there. I'm sure it will last a good while if properly cleaned and taken care of each time.

All that said, I don;t have any pictures after paint. I will get some at upload this week.

Sunday a friend came over and we koncked out a big chunk of the great room ceiling.

Sometime between now and the last post we also bought a used shredder. John Deere (Frontier) RC1072. Nothing special but works good for our setup.

We also had a friend come pour a sidewalk from a side door to the front porch. The sidewalk has a bump out on it for the A/C unit to sit (one of the main reasons for doing the sidewalk)

A/C people are at the house now. So I think if I install a few doors this week, we can crank up the A/C in the house. and maybe, JUST MAYBE, this weekend will will start sleeping in the house.

Need to get floor guys back to remove floor covering and polish up the concrete, then we will start moving furniture in.

This thread is freaking awesome. As someone who built homes as a younger man, starting out as a framer, ending up as an area manager, I can appreciate what you have accomplished here. I can't wait to see the finished product. Gig Em!

We were able to finish up the other side of the great room after work last night:


Final wall color can be seen here too.

I've got some paint touch up to do, handful of missed screws to hit, few small filler pieces, and some brackets to paint black and the ceiling should be done.

I'm pretty happy with the end product. Mrs. Gringo is a fan as well.

AC is blowing. Well, it can blow.

We are trying to wrap up the scissor lift tasks so we can remove it from the house, then install the back door. It can fit through the door once installed, just would have to build some sort of ramp over the threshold. We are so close to being able to remove it we decided to wait.

I really appreciate you posting all these progress photos and letting us build a barndo vicariously through you :-). If all that is needed to turn on the a/c is a back door, I think I would run some plastic across that opening until the door could be installed. It's too hot out there!

We finished up the small odds and ends on the ceiling early Saturday. It amazed me how much better it looked with the brackets being painted matte black.



With this done we removed the scissor lift from the house and installed the 2 remaining exterior doors. These go from the house to the shop and from the conditioned loft to the non conditioned loft. Didn't grab a picture of the house/shop door.

We had to get the lift out to put the doors on, the doors had to go on so that we could finally do this:



A/C is blowing!

Chris is shooting for late this week to get the floors polished and ready to go. So Mrs. Gringo made the call to just stay in the doghouse this week so we don't have to shuffle stuff around while floors are begin done.

To help Chris's guys out, I cleared it with him, and started to pull the floor covering and vacuuming them.

I've got the 2nd bedroom up too, didn't take a picture. I will pull the living/kitchen/hall the day before they show up since they are the high traffic areas.

I also installed all the switch plate covers that I could. Between the 2 doors, the switch plate covers, and the smell of conditioned air, it feels A LOT more like a house now.

We plan to get a priority list set up tonight so we know what to focus on next (bathrooms, cabinets, closets, etc.)

You may have answered this but what is your internet situation out there? I'm specifically wondering how effective a smart thermostat is in a country place with bad/limited internet. We are planning a similar project to yours (we won't be living there) and this issue has come up.

We are currently on 3mbps hardwired DSL. I was worried about it, but so far, it is working great. I usually end up on youtube while getting ready for bed and Mrs. Gringo is on social media, or online books, we haven't had any issues yet. Netflix has been fine as well.
