That's why I said it's above top dollar. $275 is high, unless we are talking new construction or a property (new or resale) in East Shore.

It's particularly obnoxious given the house is only 2k sq ft. Usually you only see that price point on much larger houses.

I get that it's on a really unique lot, and houses there don't come up for sale very often at all. And the original interiors are pretty dates. But to me that just makes the renovation that much worse.

They're trying to force a trad house to be a mid-century modern house. IMO, it doesn't work.

I bet the $12K in Eames lounge chairs do not convey. BTW, I have a very hard time distinguishing real from virtual staging in some photos. However, the sitting room with the traditional/antique couch and the modern chair... that chair's been virtually inserted into that photo, right?

Designer? No way! There's way too much going on there to try and break down but their biggest problem with finishes are that there are just too many of them that try and be some kind of bold statement, but when you throw several in the same room or close proximity to each other you just get a great big mess. It's like they went to the contemporary section at a tile store, fell in love with a bunch of random patterns, and said "Fk it we'll take it all!"

Also can't stand the lack of kitchen upper cabinets. Small open shelves don't even come close to cutting it.

You'd be surprised, copies are actually pretty good a lot of the time. Usually subtle things like measurements, visible screw heads, and number of layers in the plywood are your main indicators as to whether one is real or not. For something subject to heavy use I'd be tempted to go with one of those instead of something authentic.

Yeah, we have two. One was my husband's parents... they bought it in 1977 and was in decent shape until one of our kids started using it a LOT while gaming. Now I need to buy new cushions. That's going to set us back about $3K-$4K depending on whether we have them "repair" vs buy new ones.

How sturdy are they? I'm thinking about getting one for the den once it's been redone and expanded, and I have some kind of idea what kind of layout and furnishings it'll need. I don't expect it to be a kid magnet since it won't exactly be a play room, but you never know.

Pretty sturdy. My FIL is 6'2" and I imagine he weighed well over 200 in his younger days. It has been used regularly for almost 45 years.

We salvaged a broken one that a friend was going to just throw away (a real Eames chair they were just going to toss, even broken they have value)... we had it repaired and it's as good as new. Too bad the original is black leather and the salvaged one is cream leather (with no ottoman). But both are used regularly. They are not fragile.

When you're working with 2k sq ft on a 9k sq ft lot, it's to be expected.

That other house had no excuse.

They are SUPER popular up here. I think the gate is meant to give the home a "courtyard" feel. And it keeps out solicitors.

But it also keeps out the UPS and Amazon Prime delivery guys.

What's with the patchwork paint in several rooms? Paint is cheap. Paint that crap gray, beige, "greige", or white. There's already WAY too much color, courtesy of the turquoise kitchen counter and bathroom counter/ sink.

Brick in the kitchen isn't a problem AT ALL.

That one I'd paint and otherwise pretty much leave as. Some of the '80s-'90s fixtures would also go and so would any countertops from that period.

I love the functionality of the collapsible wall. You just don't see that kind of flexibility in most homes now a days!

I like to think of it as a STFU screen for kids. Something like that would definitely get used around here.
