Meaning that over 2/3 of Homebuyers walked away from their contracts in the quarter. Leaving KB Homes with a massive pile-up of inventory.

Russia invaded full scale and got stoned. Only thing they haven't done is raze entire cities with bombing campaigns or use nuclear weapons. They've been in a full scale ground war.
Unless the market thought nuclear weapons were in play, I don't think a declaration of war means all that much.

This is an interesting data point. What is also interesting is that if you talk to experts they all say it takes about 4 quarters for interest rate hikes to hit the real estate market. We aren't even there, yet.

No. That's not how it works. Taking profit does not mean being bearish.
Almost all homebuilders had a very high cancellation rate since lat summer. Although KB was one of the higher rates since they build a crap home and at a lower price point.
