I'm tracking this quite closely as I'm invested into a few operating apartment complexes. Will be tracking tenant rent revenue very closely over the next months.

I saw numbers ranging from 15 million to 55 million unemployed. My guess is the market has been thinking 30-40 million.

I would be interested to see what the renters do once they get the money. Do they pay rent or try to revolt and not back pay? Do the owners do anything to them?

You guys need to read up on what the Fed did today. The Main Street New Loan Facility is going to pump at least 600bn to small and mid sized businesses, and more or less, only 5% is going to be required to be paid back after a 1 year deferment (Fed purchases 95% of the loan from the banks - fed will never take anyone bankrupt).
This is enormous, in addition to everything else they are doing, plus the municipal facility and corporate junk bond facility (they are even buying JNK).
It is only a matter of time before the Fed is buying SPY.
I do think theres more down, but i would temper expectations on much 'let it burn' bear stuff. Whatever selling will exist is going to be offset by the Fed. They are blazing and will be buying SPY before this is over, I'll bet.
No idea what the fallout from all this will be. The amount of new cash being pumped into the economy is....scary.

I think generally A class won't be hit as hard but B and C that are more low/middle wage but not subsidized are gonna feel it...

It would be unprecedented in the market's history if we did not, but what the Fed/Treasury are doing is also unprecedented. Its hard to imagine who is going to experience a cash crunch that will require selling with all of the facilities they have rolled out. Technical selling may be all there Is to hope for to downside. Fundamentals are out the window.

I think next week will be telling. It's the first round of updated guidance since the economy was shut down, and I expect a lot of retractions. I'm going to buy some puts as insurance, and see what happens.
