You guys do buy 87 octane , yes? Still surprises me that they're able to sell 85 at high altitudes.

Liberal landslide for all the local elections here in the Denver area. No real plan to address the homeless, cost of living, crime issues, or sub-standard public education other than spend more money.

So frustrating seeing all these people run from their liberal hell-holes on the West and NE coasts and vote the same here in CO.

These candidates have no experience or vision; only endorsements from Ed Perlmutter and Brittany Pettersen.

At least Prop HH was voted down. That was a shock.

Very weird to me that voters passed 5A and not 5B (douglas county). I'll take what we can get though, will have to try 5B in a few years.

Nice for the wife to get a 10% raise. She's finally making what she was when she left Houston 11 years ago!
Bumped us up a tax bracket.

What is state outcome on HH? The link I was given is just doug co, it was 66% no!

I think state was 60/40 so that's pretty big. Glad voters saw the long-term ramifications, especially considering how large the last refund check was.

5A over 5B seems backwards to me.

Voted against 5A as a $60+ million yearly increase in taxes in perpetuity for a district with an operating budget of around $800 million this past year seems absurd. Not against increasing the tax revenue in general to benefit schools, but doing it with these terms felt pretty crooked.

Anyone been to a really good Christmas market? I'm willing to drive, but don't think Georgetown's really worth the haul if it's cold out. Think we're going to hit the one downtown unless I can find a better alternative.

The Denver one is pretty decent. It's not huge, but we've got some really great authentic German decor from there. Gluivien is good once a year!

Also crooked to do it in an off cycle election year. Clearly meant to sneak in extra taxes with the school voting block. Glad at least one of the measures failed.

X-post from Real estate board.

Y'all have any recs for Realtors or Lenders?

Wife & I plus our 5yo are looking to make the move from TX up to the Denver area at the end of this school year (May '24 give or take). Current target area is the South & West suburbs. We have family in CO Springs so want to be close-ish (but not too close..) I scrolled back a couple pages but didn't see much jump out on the subject. TIA

woah, I show up to work today and there's a huge box of kolaches! Outside of the single shipleys on Parker rd (which my ex-coworker left our current employer to be the franchisee of), I didn't think such a thing existing in Denver.

Kolache house, on colfax in lakewood.
They are the round ball style.

I've found a few places around, but not many. And they sell out quick and are expensive compared to Houston. Save it for a treat once a year or so.

For a lender, we used FirstBank (local to CO, HQ in Lakewood)

Tyler Duncan with Supreme Lending did a great job for us. He's very connected and engaged throughout the process. Just thought I'd throw that out there in regards to lenders in the area. Sorry if I'm way late.

Enjoy driving a reasonable speed while you can. I swear the people here are just having car parades every day on 25. For no reason at all, everyone coasts at 45 mph and they stay 50 feet apart. I have to swerve thru them in my outback. Oh and get a Subaru. And make sure you get a south facing driveway. If you shovel your own driveway, I'm lead to believe there's about a 95% chance you're going to die of a heart attack out there eventually.

Never really understood this 'advice'.

I would hate to have a backyard full of packed snow/ice all winter just so I can get sun on my driveway during all daylight hours. Instead I get sun in front and back for 4-5 hours each.

And you potentially have mountain views on front porch or back deck.

My house faces east FTW.

Get a 4runner, anything but a north facing home (learned that the hard way), check out monument, stock up on 1) O'KEEFE'S Working Hands Hand Cream, 2) chapstick, 3) sun screen

Also, look up Ker Bernardi as a Lender… she must be working for nothing… her rate was at least a quarter point lower than everyone we could find and it was the best home buying experience from a Lender we've ever had.

Our driveway faces east and is fine. I'd avoid being near a busy road or a corner lot with headlight impacts before I'd avoid a south-facing driveway.

The one is Georgetown is worth the drive. It's beautiful and the entire town is decorated, there are horse-drawn wagon rides for $6, and their market covers all the businesses with a dedicated tent. And be sure to tour the historic hotel while you're there.

There are also some good markets in Cherry Creek and Olde Town Arvada with local crafts and gift ideas, and typically live music and plenty of good food.

I'm working with Cathy Miller at PorchLight properties, and I've been really impressed. There are a lot of good options near downtown Littleton, which is a cute area. Same with Englewood if you're looking down south. That's as far south as I've gone since I'm looking more in the Lakewood, Wheat Ridge, Arvada areas.

For lending I'm working with Dennis Gilmore with Treelight Mortgage.

I think Englewood schools aren't great if I recall from our search a few years ago. We are in east Highlands Ranch (but not HR HOA, we are Wildcat Ridge). Feed into DougCo schools. They've had some turmoil on the board but I think the schools are generally still amongst the best in the metro area. The area has great trails but lacks some of the quaint downtown vibe that Littleton or Arvada have.

Probably a ~45 min drive to Colorado Springs from the southern Denver suburbs.

What in the hell was Sean Peyton doing calling timeouts when patriots were running the clock out?

What an unbelievably dumb set of decisions.

Let alone the last broncos drive throwing 3 passes and not running down the clock.

I drove through there last week and WOW the store looks huge. Will it be their largest location? I feel sorry for the convenience store across the street.

I'm SO excited to have a Bucees and all its delicious food close by though! Now if Whataburger would move north of CS

There's a whataburger being built in Monument. That's a start.
