Am I the only one that upon first stepping foot in the Treebeards Cloister location was confused and mesmerized?

It was a lunch place in a church with a line to the door. It wasn't a soup kitchen and just a normal cafeteria style place to eat. Throw in all the jury pools being lead in by deputies and I thought it was completely strange yet magical.

Later on I would realize it was the most Houston place ever. A church and private enterprise came together to make some money during the week. No big deal.

Re-opening of Witte has helped traffic tremendously. Not 100% sure what they did, but hope it was worth it. Now just need Gessner to be fixed

Serious question (I'm no expert so please don't crush me). Does the explosion speed development along or did that just cause a huge cluster that will delay the inevitable?

Any advice for someone looking to purchase a home in the area bounded by Westview and Kempwood and also between Gessner and the Beltway? Bad area to consider? Any flooding issues in there? I'm thinking the homes closer to Westview and the ongoing development north of I-10 by Memorial City will be good investments. Thoughts?

I live off Gessner about halfway between Long Point and Hammerly. Been here for almost 7 years now. I think the area you described is kind of one in the same. It all depends on the house and block you like the best. There's not really a better area overall from what I know.

I like being closer to 10 as you save a few minutes to 10. Plus, there's a little more development closer to 10.

As for Witte it's been open for about a month now I think. My assumption is it all ties to drainage which is why they're re-doing Gessner right now. They're putting in drainage so that area will quit flooding when there's more than 3" of rain.

EDIT - I've never flooded through the Memorial Day, Tax Day, and Harvey. I think those areas you described were all okay too but I'm not certain.

Yeah I'm roughly same. Gessner and Neuens. Never flood. Property value has steadily increased. I've heard of some developers trying to build low income housing recently. But I've also heard it's in the preliminary stages and city council reps are against it in favor of the developments seen closer to i10. I hope this is true... But stranger things have happened.

Gessner and Westray here. Never flooded (Memorial Day, Tax Day, Harvey, or Imelda). Values slowly increasing but the area has been slower to develop that I thought it would be. Seems to have picked up a little more in the past year or so. Heard the same thing about low-income housing but not too worried about it at the moment.

Definitely speeds it up. I look for a developer to buy the houses damaged by the blast, tear them down then build new stuff.

I think development has been slower because this still is a lower value area and the home values will always have a certain ceiling due to the terrible schools they are zoned too.

If you don't need your kids to go one of the public schools they will be zoned to, then I think it's a great, convenient, and affordable area to live. I've really enjoyed it.

What about the area over by Northbrook HS? Seems like it gets sketchy real quick once you get east of Blalock generally speaking unless it's close to I-10. Down there it's nice but expensive. I ain't ballin like that.

Fyi my mother lives in those homes affected by the blast. Total loss. Walls knocked off the foundation. I'm having to figure out what to help her decide to do. Rebuild? Or sell to a developer that might just want the land. Location isn't bad with relatively quick access to BW8. Could potentially put much nicer homes here. Maybe. Depends on if they can get everyone to sell though.

We've been in binglewood 5+ years, no issues with crime or anything. Seems to be a lot of younger couples moving in. The elementary school sucks, but I don't need to worry about that for 4 more years and maybe it will get better by then.

We're just East of Blalock around west view. It's definitely a bit sketch but can be just about anywhere we want to be in 10-15 mins.

I just know I am not zoned to Memorial so I will have to keep that in mind once kids come around. I am zoned to Spring Woods which I have been informed is called Spring "hoods". This will be fun.

You people aren't seeing the real value of the non-Memorial and Stratford Dirty Branch schools. With even a barely half ass effort you're a lock for Top 10% and auto admit to Aggieland while the suburban ISD schools bust their ass to be top 25% and sweat their admission.

I'm off Gessner between Hammerly & Long Point for 9 years. We like the neighborhood and would like to stay but we are zoned to the worst of the worst. All neighbors send their kids to private schools. I'm leaning towards dual language at Pine Shadows.

Does anyone have any experience with Dual Language programs?

77% Free Lunch would give me pause. Test scores seem to be improving recently, but not great by any means.
