That's because Oak Forest is a huge suburban residential development, just built at an earlier period than we normally think of. It is the 3rd largest subdivision in the city developed by a single developer after Kingwood and Sharpstown.

We looked hard at Spring Branch but ultimately decided to pony up the money and buy in Memorial.

I like the area but dont see the explosive growth opportunity around the corner that others do. Generally the good areas are co-mingled thru school zoning etc with areas pretty far off any major freeway for in town (2-3 miles). Those areas will remain low value land and I don't see the opportunities to redevelop some of the lower income housing in the area anytime soon. Geographically, it's a tough problem to solve... bars and restaurants and some walking trails won't fix that.

SB in certain areas is very nice with a strong neighborhood element. However, as others have said, those elements are split between less desirable apartments and other things like strip centers etc which really breaks up the area. I also thing the land area that is now considered "SB" is rather large.

Pulling up an old thread.

Looks like these guys are building an apartment complex on what use to be the Spring Branch Medical center(8850 Long point). Interested on opinions.

My opinion: close to the Boozenasium and Tacos Arcela truck so pretty good location.

They weren't always though. Maybe Westbury was but OF wasn't always like that.

I do agree that SB is a bit jumbled


How wasn't it? It was a master planned community including schools, parks, and commercial at a time when that wasn't typical. A lot of the commercial areas degraded over time, but your premise is incorrect.

Is there even a block that resembles the Heights? Depression era bungalows and yuppie dive bars aren't a normal sight. There's city center for the bar hopping fix I guess. Sharpstown and Spring Branch are mostly one story 50s-70s ranch houses.

Other the heavy gentrification, I dont get the obsession some of yall have with the "next Heights". "Queens is the new Brooklyn" and its sounds lame when people say it.

My goodness Spring Branch is pricey AF. And I am talking about the undesirable part that is zoned to cholo schools. Maybe it just blows my mind bc I grew up there and will always think of it as the hood. It's sketchy as F and feels like you're driving through Mexico on most of Long Point and N Gessner with dilapidated apts, check cashing joints, and budget Mexican stores everywhere and just off these roads it's like $400k to get into a small home with basic finishes. Then you gotta pay for private schools or just send them to public and raise your kids to be little brainwashed third world socialists.

Is there something I don't know about?

Lived in the Branch for 4 years in Brykerwoods. Great unknown neighborhood with a ton of young kids, zoned to Hunters Creek Elem. Neighborhood page posts the occasional car break in or suspicious person walking around but seems pretty safe and has private security. Hood does get pretty rough going north past westview.

Just sold the wife's house off of Weatherwood in September because the ROI on making it a rental wasn't there to offset the hassle factor. I was really surprised that people are paying Timbergrove money for that far north and west of the gentrification frontier.

Just purchased a house in Kolbe Farms. Made more sense for us to buy new and build to get bigger closets with more bathrooms, and not have to deal with any renovations. Wife works downtown and I'm in sales so I'm not too worried about where I live. I think there is potential for it to get a little better as a lot of late twenty and early thirties couples live in our new development, but there isn't a ton of things to do (ie shops and bars and restaurants) so hopefully that can develop, but a quick Uber ride just about anywhere to heights so that's fine with me. Going to miss living downtown and walking over to Main Street, but it will also b nice to not share walls and take the dog down every morning and have to walk across the street to the park.

Had no clue what Kolbe Farms is but a quick search shows you're close to the Boozenasium and Cobble & Spoke.

Also I doubt there are really farms up there.

We moved to SB from oak forest for the schools. We were zoned to oak forest elem but black and Waltrip are still in transition. Now we are good being zoned to spring branch ms and memorial hs. Folks sometimes move for schools.

They need to rip up and re-do the entire length of long point like what they did to gessner, with a turning lane. Cars in central america must not be equipped with blinkers.

I've been south of SB and north of 10 for 3 years now. I agree there's a long way to go, but the proximity is Incredible. The schools are great, flooded with young families everywhere, and I can only hope it continues the strong growth. The appeal over oak forest is larger lots, public middle / high school. That's why we chose it over oak forest or briargrove.
