That golf course is about to become a major league attraction for talent. A top tier course with a resort and nearby family amenities is going to bring the pros in by the droves.

The entire development is less than 100 acres y'all. This is basically a glorified playground for charge. Nothing to worry about.

For reference, 100 acres is less than a square 1/2 mile. Six Flags over Texas is 212 acres. I assume the 100 acres includes parking due to the size of the plot they bought.

I hear ya. Unfortunately, this is the type of stuff that should LOWER our property taxes. Luckily this thing is in Prosper ISD and not Frisco.

Are you sure this is PISD not FISD? The map I saw put it on the northeast corner of DNT & Panther Creek. The Collin CAD shows this as FISD.

PISD zoning runs along CR24... hard to see where that is here. I think that's what "fields parkway" will be, so literally on the border of PISD and FISD. Likely by design.

Knowing people that have been on the project for 2+ years, the county agreements, the difference between tourism and residential, etc, there are things to have gripes about as a resident but property taxes aren't it. In fact, the additional tax revenue created by people that don't live here is going to be significant.

The roads…sure. But do you think Universal agreed with no plans in place to change the existing and future infrastructure?

The biggest gripe is simply living that close to a major theme park. But if you think that's the last project on the horizon with that much land out there, you're in for a big surprise.

Agree 100%. I can't understand all the complaining about property taxes. In no way does having a theme park increase your CAD values, but it definitely generates a large amount of new revenue that doesn't have to come from residential appraisals.

Can certainly complain about a couple things with this deal, but property taxes aren't one imo

Frisco and the city agreed to road improvements for this.

Are you telling us they won't be increasing property tax values to pay for that? I don't believe that for a minute.

Yes I am telling you that. The city of Frisco has absolutely no control of your assessed value, that's done by the county appraisal district. Additionally, school districts make up the vast majority of your tax bill, not cities. Universal is going to generate a bunch of tax revenue for the ISD (that admittedly the state will take away) with no direct addition of students.

I don't know if Universal is getting a TIF or other tax incentive, but upgrading roads isn't that expensive and would be more than paid for by the new taxes generated from Universal.

And Universal has nothing to do with that. Those road improvements have been needed for a while and unless you lived out there before Perot Jr bought all that land (the late 90's), you knew what you were getting into.

And let's not forget the legislative surplus this year that is an amount greater than any of us or our kids will see again. Our property taxes are going to go down next year.

My SIL and BIL live in one of those brand new neighborhoods on Panther Creek on the south side of it across the street from the new golf course. And now this is going in down the street.

They are already looking to move. Not sure what they were expecting to happen when they moved up there knowing all of the new development that was going to happen.
