from the SW corner of the building in your new image, the straight line distance to hwy 6 is 3.65 miles. your map extrends it beyond that and says its only 2.17. Still way off

I think this is actually way off. GigaFactory Texas is approximately 0.8 miles long. So 4 miles long total if this is 5x that. What I've drawn is only 2 miles long.

Funding for the project is now in Spacex' account. The comptroller will reportedly make a formal yay or nay recommendation on the JETI applications next week, and the school districts and the Governor will have essentially 30 days after that to approve or deny the deal.

Some steps to go, but to me the timing seems sequential and planned.

I'd doubt they sign the county docs and cut that check for $10m until all abatements are in place. Apparently they see Texas property taxes as too impactful for a massively asset-intensive project like this.

Good read for anyone interested in the nuts and bolts of JETI approval process and timeline. Assuming a fast-track review/approval timeline by the CPA and Govenor, we're probably near the begining of the 30 day school district timeline and waiting for the public notice of the required ISD hearing.

I appreciate the comment about property taxes, it's something that's going to have to be addressed at some point in the near future. At the same time let's appreciate the fact that Musk fled California for Texas because the tax climate is much friendlier. Yes I realize he's chasing abatements to avoid them but the ripple effect of the construction and staffing of this place is huge and will more than make up for it. I guess my point is Texas's setup allows us to have flexibility when a massive deal like this comes along whereas states with income tax based systems don't. It's not perfect but it's clearly better than most.

This is my exact concern for Grimes. There will be jobs and revenue during construction, but I still think Brazos will benefit much more with this. I see why Bob Yancy is so excited. It will bring in a ton of dollars for Brazos.

The article was upfront about the temporary nature of construction jobs. In fact all construction jobs are temporary. Once the construction is complete the job is no longer needed there. But what the locals discovered was far more construction related jobs came in than expected. They thought they were going to get about 5000 new jobs lasting 3-5 years and found out it was more like 8000.

I am well aware it is not a data center. I have been to the meetings, have read the agreements, and I have a degree in computer science. I also know that this will bring a lot of growth to the Brazos Valley area.

Regardless of what is built, it doesn't change the fact that the closest shopping, dining, hotels, and housing are all in Brazos county, The closest grocery store to Gibbons is HEB in College Station. There is a Brookshire in Navasota if you want to drive further. My point is and was that Brazos will see a ton of the revenue and growth. This has always been my concern with the amount of the abatement.

The article was about a data center. So my point is it doesn't fully translate.

Also, if the growth expected happens, then you can expect an HEB closer to you in the future. The growth will impact the region and I would bet the percentage of growth for Grimes will exceed Brazos County, if not raw numbers.

It will be interesting to see exactly where the growth goes. A bit of the land between Carlos and College Station is the Navasota river bottom. To the east, the tax reinvestment area goes all the way east to Roans Prairie and north to Singleton.

That leaves east of Roans Prairie, North of Singleton towards Iola / Bedias or south of 30.

Brazos for sure will see the immediate growth, but it's also very likely that a lot of stuff will be built out that way as well. Landowners all around will likely be selling when those offers start hitting their mailbox and the construction starts. Lots of land around Gibbons Creek for a lot of those businesses and things you listed. Heck if I lived in Grimes County and this happens, I'd be getting ready to start a business that would somehow be tied to the whole job.

I was in St. Louis this week and one of my reps said where a data center is currently being built, the Casey's gas station directly across the street sells out of all of their kitchen cooked food 3 times a day. They are so swamped with business it's unbelievable. A lot of locals can tap into this and be extremely successful with this, but they've gotta want to. This will be like winning the lottery for many.

Yankees Tavern needs to stay and expand. They may have to up their prices a bit for taxes but they've got enough land to expand and really bank after it gets built. Everybody likes some originality.

Why do you and others keep alluding to the rise in crime? I know several of the county deputies who have told me they don't ever want to go to parts of north Grimes without at least one backup patrol, especially around the Darrell Hall communities. And the Bedias area has more than their share of killings, meth labs and perverts.
