See, the one time I've gone to Cafe Excell the parking was stupid so we just went to the parking garage and walked. Not far and no big deal.

according to the Brazos Co Appraisal Dist,

La Bodega is owned by "Church Ave Properties LLC"

And Church St BBQ is owned by "Artesian Assets LLC in Austin"

EDIT: these are the property owners, not the business owners

I'm assuming, of course, any parking would be pay parking. It's Northgate after all.

Church Ave Properties LLC is listed with a registered agent and Director named Costa A Dallis.

And Artesian Assets LLC in Austin is listed with a registered agent and manager named Alexander B Long.

None of these titles makes the person a shareholder, but they could be.

Church Ave Properties owns from 1st Street/Church instersection up through La Bodega (102 & 104 Church Ave).

If the Dallis' are part (or 100%) owner, that means they own nearly that whole block there. The apartment building at the corner of 1st and Church is theirs. They could build a restaurant directly across the street from the pay lot and not have to worry about parking, ever.

EDIT: is that lot a pay lot, or is it only for the Christian science center?

Actually Fitzwilly's got a more than ample sum of money from the Dallis brothers to get out the property. Fitz's came out of the deal with a nice bundle of money. Fitzwilly's owner was ready to get out anyway.

Worth pointing out that if there are victims here at all, it is the employees who were not kept in the light about the looming deadline and related issues.

To bring this and my comments full circle, the business listed as "dba Café Eccell" on Brazoscad.org gets its mail at 104 Church Avenue.

KBTX is reporting now that the sale has closed, site preparation (demolition) is scheduled to begin in February.

As mentioned, La Bodega belongs to the Dallis brothers as well. La Bodega customers have always been allowed to park in the CE parking lot.

So really, this is a double-whammy for them. Losing Cafe Eccell and losing parking for La Bodega.

So how does the city parking garage at Northgate operate at a loss when there appears to be very little parking in the entire area? You would think the garage would be jammed 24/7. And if you are too cheap to pay a few bucks for parking you should eat at home instead of eating out anyway. And it is all of a two block walk to La Bodega and Church St.

I have no problem using the garage. In fact I prefer it to open parking areas.

Apologies for any confusion. But I only intended to address ownership of the properties themselves, not link any partnerships/relationships in the business owners. (Except to point out that Café Eccell's mail is received at a property owned by Church Ave Properties.)

People park on Boyett, first, cherry, spruce, or on campus if they can't or don't want a surface lot (meter).
There are times the garage is full, but not often enough to make money.

CS spent so much money building the garage, that it would have to be packed all the time just to make the loan (bond) payments on it. As it is, they are barely making the interest payments. It is much like somebody buying a house that they couldn't ever really afford. CS just over spent on the garage. Somebody in the know told me that the garage will never operate in the black.

Lighten up. Parking was a central issue but whether or not CoCS spent too much on the NG garage and whether its in the red or black are not significantly related to this thread.
