The Las Colinas Association in Irving and some other homeowner associations won't allow EIFS on buildings but require stucco. And the other day, I was told that some insurance companies are reluctant or won't even insure home built with EIFS.

What's the big deal about it?

Can be ok if done correctly, but isn't good near the ground where it can be easily damaged. I've worked in cities that have outlawed it entirely.

The learning curve with it is steep. An inexperienced contractor will royally screw it up.

It's also prone to denting and deep gouges.

However, if done correctly, and in areas where it can't be hit or dented, it's really great stuff.

It is fake stucco and can retain moisture.

I've seen golf balls actually penetrate and get stuck in EIFS. Hope you aren't on a golf course.
