Serious question. Appraisals that are so wildly different don't raise flags? They mortgage/real estate lending system just shrugs it's shoulders and says, "ok, first appraiser must have been an idiot?"

Congrats on being able to move forward! This is a great board for learning and your project is very interesting.
The bad appraisal was so poorly done the lender disputed it, got its own RE agent and appraiser to provide comps and a market analysis, and requested a re-evaluation of the appraisal. The appraiser refused and there was nothing the lender could do. The lender has encouraged me to file a complaint with the state licensing board, but that's not a priority for me right now.

No your first priority should be to get the.plan reviewer promoted to the ranks of the unemployed then you can move on to the appraiser. A girl I know worked in an appraisal office in cs. They told her one day she was going to be an appraiser. Showed me the "form" she used. Had things like kitchen cabinets, and a checkbox. Guess custom vs surplus warehouse demands no premium for them. It was all that way. Counter tops check, flooring check, sink check. I know from her forms they submitted many hundreds of appraisals for loans in bcs and surrounding counties. There is good reason to loathe the work of many of them.

I got the contract review back from MAS444 this morning. (If you ever need a good attorney in Houston, hire him)

Time to take deep breaths ... just when I thought the demolition made it real enough, the contract will get executed today if the builder is good with a couple minor amendments. It's scary and relieving all at the same time.

We have a signed contract. Form corners were set today and forms should be set tomorrow for our first inspection.

They should be bringing in fill Thursday and we might have the pour Friday or early next week.

By the end of the week I was starting to wonder when they were going to start moving on the project in earnest, since the contract indicates weekends are not construction days, but then fill was dropped off on Saturday, and the crew started foundation excavation and prep today. Steel will be placed tomorrow, and I expect we'll have an inspection Tuesday and the pour Wednesday.

Day 3A - Fill placed.

It might. It's actually on my neighbor's side of the property line. The previous owner boxed it onto my side of the fence because she was a pendeja. The new neighbor is fine with taking it down, actually wants it taken down, so if we run into problems, it will come down.

The new foundation is about 3 feet farther back than the old foundation, so there is less chance of root conflicts, but excavation for the foundation beam today will reveal if it's going to be a problem. Cutting a major root will probably kill the tree.

Day 3C - We have steel down. The foundation inspection is scheduled for tomorrow and we should have concrete down by the end of the week.







You should go back and compare the old foundation to this one. This one has actual steel in it AND they used dobies to keep the steel in the concrete instead of on the ground.

How tall is that tree? I was recently quoted anywhere between $1,000 and $1,800 to take down a 75 foot pine. I was amazed at the disparity between the 5 quotes I got.

I paid $1,800 to take down a ~80' pine tree. It had to be taken down in sections because felling the tree would have hit our house or a neighbor's, or a power line.

It's a pecan tree and I've got a guy who will do it for $800 if I don't have him haul it off.

And some of you know what that means - free pecan wood for your BBQ pleasure.

Today is officially day 4 and our look ahead is:

  • Foundation and ground rod inspection today
  • Concrete pour tomorrow
  • First framing delivery on Friday

The invoices are rolling in now and it looks like the project is going to move pretty quickly, although there is rain forecast for the middle of next week.

That's a real comment tied to a real permit for a real project written by a real reviewer, straight copied and pasted. It's horribly written, but at least both parts are incorrect, with the wrong panel name, and overlook the main part of the project.



I hope that's not from my dad. He works in the electrical review department down there.

I asked my builder for a report on the tree situation. The roots apparently straddle that corner. There were zero root conflicts with the foundation. The tree shall live to dump a bunch of crap all over my yard, and the squirrels will be happy.

Pecan trees are the suck. They drop **** everywhere and it's a pain in the ass to keep cleaned up. I took down one and have another one to take down. I would take this one down if it didn't belong to my neighbor.

I haven't seen the plumbing plan, but my understanding is there will only be one water line in and one sewer line out and neither will go through the slab.

I'd be curious to see how they are going to do this in regard to the sewer. My guess is run a riser pipe down through a wall cavity with a clean out on the outside wall of the structure?

No reason not to when neither serve the garage (unless RTT is adding a sink or urinal to his garage).

At this point it's still very doable. The plumbing will probably still enter the wall through the exterior wall. Can very easily tie into it to run water/sewer to the sink.

Only real issue would be if the tenant is paying separate for water in the upstairs apartment or if RTT is renting it out bills or water paid. Not that he'll use enough water in the garage for anyone to ever know.

Water is on a separate meter, and no, there won't be any restroom facilities in it because the plans are approved, and we would have to stop the project to get changes approved, since permits have been issued already.

The foundation got poured today, but it was too dark to take pics when I got home. I'll shoot some in the morning before work. Framing should begin next week.
