RTT, if you don't mind sharing, what was your final $/SF expenditure, including all change orders? I'll be doing almost the exact same thing in five years so it'd help me set a long term budget goal.

I'm imagining that since a large % of the square footage is garage space (which has less fixtures & thus less cost), that will help offset the costs of the apartment footage & kitchen.

My cost guess is about $90/SF?

If the projection holds, $106.82/SF

edit: That includes appliances and fixtures as well.

I hope you keep this going with finding tenants and being a slumlord.

I'm going to have to go back and edit the crap out of this thread before I list it on the Classifieds Board.

All trade finals passed. Project final should be tomorrow. I'll get some pictures tonight after they finish cleaning the place up.

Congrats!

Next time remember it may cost more, but it's a hell of a lot easier to build new!

Remodels are more stressful for both client and super.

Oops! Never mind!

Gotta commend your patience with your GC then! Sounds like you kept your cool pretty well with some of that stuff.

With the required 3.25" X 10" exhaust vent as specified in the installation instructions.

Pics of the main living space. The power was off in the bedroom, bathroom, and closet so I didn't take pictures there.

I am inclined to agree. When I stand back and take in the whole picture, it works.

Looks like you're missing wood trim between the refridgerator & that closet/pantry.

Just FYI

There has to be ventilation on the wall side of the refrigerator.

Remind me again.... What was your reasoning for not having a covered porch/balcony across the front? Other than not wanting you actually see your tenants?

I just didn't want it designed that way.

That's what I asked the foreman this morning. I'm sure there's some reasonable explanation.

That's interesting you mention that. I've always been told receptacles are supposed to be giving you the O face, but if they are inverted it means the receptacle is on a switch.

I'm just being a hater again. It's like the brisket fat side up/fat side down debate - there are arguments for each way.

Doesn't commercial have to be "upside down?" Something about have the ground on top in case something fell on a plug in the receptacle? I thought I heard that once.

O face way is best way. It's easier to plug stuff in and wall warts don't tend to fall off.
