I heard Howard Hughes Corp agreed to sell CW for around $20MM but failed to offer it to the members first. The members put up a stink as the ROFR was part of the original deal at inception of the club. The members are now trying to raise funds to buy the club from Howard Hughes.

The out in the country Country Clubs are getting serious. Houston Oaks announced Saturday they have contracted with Chet Williams, design team at Whispering Pines, to handle the redesign of the course. Also hired the super away from GCOH.

That was one my favorites when it was public. Awesome tract and always in great condition.

I got lucky and got in on the initial offering when Alvis, Watson and Havens bought it. I understand the buy in is going to $100K. They've increased it to 900 acres and added 16 managed fishing lakes and opened the gun club on property last month.

Not the course. That renovation starts in September.

They have spent a fortune on the clubhouse, shooting club, pools, lakes, lodging, etc.

The clubhouse is ridiculous. I have a friend who got it before it actually went private, but moved to Conroe and had to drop his membership. He hated to do it, but it didn't make a lot of sense since he lived so far away.

Are they going to redo all 18 or just the 16 that haven't been renovated already (1-8 and 10-17)? They did a great job on the range. I could hit balls there all day long.

All 18 will be new. The routing is changing.

Have you been out there since they brought in the guys from Scotland? That's interesting.

The figure is incorrect, but HH corp has entered into an agreement to sell the club to the members and also a back-up buyer should the deal not pass our due diligence. Pretty sure the plan B group is Arcis which would not be too bad. The sale includes the assumption of the membership deposit liability which exceeds 50 mil.

No, what do you mean? Last time I was out there was when the clubhouse was still being finished out and 9 had just opened again. My friend dropped his membership shortly after. I bet a lot has changed...

They've got some young PGA apprentices from Renaissance Club in Scotland that stay Oct-May.

You're right lots has changed. The new course is under construction and they added another 500 acres and built a shooting club, 15 or so stocked, managed fishing lakes and a few other things.

Any word on how the Bluejack memberships are filling up? Are there junior options? I would have to think with the Houston Oaks renovation and Bluejack opening coupled with the oil & gas downturn has got to lead to some interesting offers for folks looking to join...

I'm a member at Houston Oaks and I'll be at Bluejack tomorrow so I might know something then.

My buddy's dad is a builder out there and he is buying memberships and then selling them along with the house. He gets a discount and then can resale slightly less than what an average joe what pay.

I joined Houston Oaks during the promotional period right after Steve, Chuck and John bought the original property so don't mistake me for a rich guy.

Both HO and Bluejack are after big money members for sure but they aren't limited to local members only. HO is primarily a secondary club for a large percentage of the membership. I assume Bluejack is the same.

We have a lot of members who also belong to River Oaks, Lochinvar and Champions. Their interest is primarily the gun club, managed fishing lakes, etc.

There are also quite a few out of town and out of state members. One guy from Austin comes in his helicopter and gets dropped off on the number 10 tee box.

The ownership at HO is local so there are lots of their pals who are members and probably come out once or twice a year. Bluejack is owned by an out of town development company.

I don't know how Bluejack is paying for their facilities but a lot of them are yet to be built. I assume they're paying as they collect.

The owners of HO paid cash for the clubhouse, gun club, building the lakes, the new golf course, the farm to table property, etc.

I know Steve (and Marcie) from way back...our kids playing baseball together. Chuck was down the street in Cypress, but in the gated area. In hindsight, I was anxious to get out of the Houston area and purchased in the Hill Country...if I hadn't I would probably be out there with you. Glad they're doing a great job.

Two 11+ pound base had been caught out of the clubhouse lake this week.

What's the target # for membership?

I've read before that a nice comfortable # for a club is in the 300 range.

I've heard that Carlton Woods was wanting 1000.

I'd think some of the big money clubs may be able to have a larger member base as I often wonder just how often some of those big money guys actually play - they didn't become "big money" by spending a lot of time on the golf course.

There isn't a target at Houston Oaks. Most of the members use is as a secondary club and with it having 900 acres, a gun club, tennis, golf, 15 fishing lakes and a lot more it never seems crowded. I've played lots of Saturday rounds and not seen over 2 or 3 other carts on the course. Probably not over 10 times in 8 years have I needed a tee time.

We don't have a set goal, but the thought is generally that 1000 is manageable including social members. I believe it's around 700. However, we have two clubhouses and 36 holes.

Agreed. The dues are paid upfront for the year.

I would expect the cost to increase as they build facilities. Construction of the clubhouse is a year or so from beginning.

When you top the hill from 11 to 12 the hole looks just like 12 at Augusta.

12 at Bluejack is a replica of 12 at Augusta.

I assume you can get on an unlimited cart plan like all other clubs.

Seems way lower than what I was hearing initially (not like it matters to me... I don't live in Houston and don't know if I could ever fork over that kind of money for golf anyway). I was just under the impression it was going to be unbelievably-super-rich people only and this seems pretty comparable to other nice clubs.
