Doesn't look as close as I thought it would be if they plan on an October opening.

***I know nothing of agronomy or course construction so I could be totally off base. Just basing this statement on what I see in the pictures.

I'm at Carlton Woods and considered BlueJack. Bauer left about a year ago. It's only $75k initiation if you buy a lot. But the lots are pricey and you must choose from a short list of approved builders. One of the things I didn't like at all is the NO FENCE policy (can't fence your property in any manner). It should be a beautiful place eventually.

I met with one of the approved builders this week and he told me the starting point will be $2.4MM and going up. I'm thinking no try it out public play before they shut the front gate is going to happen.

Will be interesting to see how this thing does financially. Tiger's first attempt at a US course, Cliffs at High Carolina, fell apart during the financial crisis. Given what's happening in O&G I'm sure he's feeling a sense of deja vu. Not saying it won't get built but you have to wonder how memberships and lot sales will go.

His involvement is limited to collecting checks. Beacon Land Development is the developer. Most of the time this isn't a good model from my understanding.

low price oil could make this more attractive in the next year or two....the developer will be forced to make some concessions in my opinion.

It could but then you have a disgruntled group of founding members who paid full price up front.

When the owner can't fund the complete project independent of RE and membership sales it's not a good model.

It would diminish their ROI at a minimum, but they will have little choice than to stay with it, as I see it, for several more years. Whether they are happy about it matters not. I'm not saying the project won't succeed, but their goals for pricing and exclusivity are lofty, if not impossible at $50 or even $60 oil.

I agree. Hence my comment that a project like this might have issues when the owner can't pay cash for the full project.

There were several reasons I loved Blaketree as much as I did. One of them, was the feeling of being in a very rural setting, surrounded by an untouched environment. From the video, that seems to have been lost. I'm sure it will be a beautiful course, but the rural/native vibe will be long gone.

Two junior golfers are going to get to play with Tiger Woods on "The Playgrounds" as part of their opening week ceremonies. That will be an awesome experience for those two junior golfers.

I was in the checkout line at Lowes in College Station about 10 days ago when the cashier had to leave to go get a price check for an item the guy ahead of me was trying to pay for. The guy apologized to me for the delay and when doing so I saw the Bluejack logo on his golf polo. I asked him about the course while we were waiting and his main comment was how all the rain had really been a challenge. I could tell he was probably a principal in the development....really friendly guy on top of that.

Later that night I looked up info on the course, saw photos of people involved and I'm 99% sure it was Andy Mitchell. I have no idea what he was doing at Lowes in CS.

OK. Can you give me one that also had the beautiful elevation changes and was rural enough to see fawns in the rough, pileated woodpeckers in the trees, and the occasional feral hog running down the fairway?

Quite a few and I'm sure there are others that are private (Whispering Pines, etc). However, I expect that most will not come close to the facility that Bluejack will be.

Well, I've played River Ridge, Stephen F, West Fork, and Wedgewood and not one of those has elevation changes anywhere close to Blaketree. Did you play there before it closed? I think it was a one of kind course for the Houston area.

The three holes that stood out to me were #s 4, 10, and 12.

#4 was the dogleg left around the lake with a tee box massively elevated above the green. Left you to choose how much lake you wanted to bite off.

#10, behind the parking lot, was the par three with a 60 foot drop to a green with crazy contours. A very tough two putt.

#12 was my nemesis. Up hill tee shot, over a rise, which then descended probably 60-70 feet to a very narrow ribbon shaped green set on a diagonal from the direction you were coming from. Creek short, lake right, and woods left and behind the green. Your second shot was always a down hill and side hill lie. Tough hole.

I don't know why it's not working.

It's been some time, but I recall going to the site (or maybe it was a Beacon site, but their stuff is down as well). The site was really well built and had interactive maps of the property, floor plans for the cabins, etc.

Here's a great article about the gentleman who built Blaketree. His ties to the rich and famous. How he got Ben Crenshaw and Bill Corr to design and build him his own personal Augusta National, although he finished the course himself. Interesting read.

For those of you who have seen Augusta in person, you can appreciate why they chose a property with such elevation changes.
