Alright TexAgs, what's the 411 on Berry Creek?

Nice neighborhoods, embedded country club, relatively low property tax for the area, Georgetown ISD, west of 35, close to hiking/parks. 5 min drive from Costco, 10 min drive from wolf creek ranch shopping, avoids highway 29 congestion.

Seems like a no-brainer for appreciation as Georgetown and Centex continue to grow.

What's not to like?

Realtor and resident here in Georgetown. We have many friends who live in Berry Creek and we've looked ourselves. Only drawback I see personally is electricity stovetops. I prefer cooking with natural gas/propane. I believe there is a way to convert but it's not cheap. It's a beautiful area!

Pretty good central location. Seems like it might be an older population and not too many kids, but someone who lives there could comment on that.

Shell Rd and Airport Rd seem like they will need to get widened soon, so think about that.

A new Lowes is going up next to Costco

Thanks, it does seem like more retail and restaurant builds will be going up near there/on 195.

Very little downside to that neighborhood!

Driven through there a time or two. Beautiful area. Not sure if I would prefer that area, or somewhere out NW off of Williams Drive.

If you are not dead set on Georgetown, you might want to consider nw Round Rock in the Woodglen or Hidden Glen subdivisions, which are adjoining. They are located about a mile west of I-35 on FM 3406.

Back in 2014 we were looking to move to either Round Rock or Georgetown. Considered Berry Creek but with it being all electric, it was a big no. I lived in a previous all electric home for 31 years and hated heat pumps. They never kept the house warm during winter.

Woodglen and Hidden Glen were developed around 2000. They have gas, two green belts, separate pools with amenities, no MUD (lower taxes), and close to I-35. They have homes from around 1700 to 3000+ sqft. They are desirable subdivisions and homes for sale go quickly.

We have been here since 2014 and love it. I understand the charm of Georgetown, but the traffic is getting crazy there. Good luck!
