There is just so much wrong with that property. It just needs to be set on fire.

  • Mismatched tile, pattern, or laid in the wrong direction.
  • This is not New Mexico or West Texas, GTFO of here with that adobe... especially that ugly fireplace.
  • What's with the double queen or double king bed bedrooms - are they running a hotel?
  • That kitchen, just, all of it is a big no... but GTFO of here with that tile countertop.
  • What appears to be the master bath in picture 28 has a freaking shower curtain... couldn't spring for a $500 glass door at Home Depot? And the bathtub water faucet handle placement... WTF?
  • Pic 42 shows old-ass bathroom with a cultured marble countertop, rustic wood frame, and ultra-modern light fixtures that don't match anything in the rest of the house.
  • You can see in pic 49 that this was originally just a little ranchburger of a house... then they connected it with, what?, a garage, and finally the barn?

However, this is what confused me the most... door to the flat roof.

It honestly looks like someone tried to renovate it into a venue to me, but then didnt have the $$to do it properly.

If you look at the aerial photo, looks like that house was originally a very small L with a separate barn on the property. Someone got into some money, built an addition to connect everything, put in a pool, and has slowly been adding stuff onto that house. It looks like either they had a lot of kids, or they host their big family a lot.

Also, the property lines are weird. Its four acres, but its super skinny, and a carve off of clearly a larger plot that hasn't really been developed.

You hope this was someone's grandparents home who lived out their days and now their children are selling it. If this is selling because grandma and grandpa still need the cash, they're going to be in a world of hurt.

Also, lot of low angle/flat roofs with shingles on it. Gonna be lots of water damage.

If you look at the 3D tour, "bedroom 7" has stairs that lead up to an "upstairs bonus room". The worst part of that room is the hole in the floor where the stairs are for you or your kids to fall into because there is no railing of any kind. But, there's also the wall they forgot to finish painting, the spray foam insulation near the ceiling that expanded too much, the exposed 2x4s. What a dumpster fire.

Edit: Oops, the exposed 2x4 rafters are on the ground level BR 7, not the bonus room above it.

Sadly, i dont think that's the case. The description says that many updates have been made since the current owners purchased it in 2019 (including new roof)

I bet they are family to whoever has the big plot they're carved out of. There's a lot of landmines out on this property.

I wonder if insurance adjusters ever look at a property and think, 'you're gonna light this thing up inside a year' and then not quote.

There is an "Alamo house" down the street. It sat on the market for a long time a couple of years ago. Biggest problem is 4300 sq. ft., but only 3 bedrooms.

Something a little different, but you usually don't see something like this on HAR.

A whole apartment complex for sale on the open market. Notice in the listing it doesn't say if the tenants are paying rent right now, just that its fully occupied and there is a waitlist.

100% this unit isn't cashflowing and they can't evict anyone. I can't imagine anyone else bailing them out through buying this until the eviction ban is lifted.

Very interesting - I was expecting an old run down building. However, although newer and nice looking at first glance, it looks like they were super cheap on build out. Mini splits, minimal cabinetry, unfinished wood/trim, etc. I know they're going for a minimal/modern/industrial look - but it still looks cheap inside. Again though - interesting.

Why would you need a NDA for find out the 2020 P&L and rent roll?

Also what is the rent roll? List of tenants? Because then I do understand the NDA.

Rent roll a list of tenant in what they are paying for rent. Profit and loss statement is a company financial statement. I would expect to have to sign NDA in order to obtain those.
