Honestly, that home has a lot of potential. Compared to most on this thread, this home is just old. Even with the hideous look of things, you can tell they bought nice finishes back when it was built/updated. Its not worth 380k, but you could do an austin-y take on modern farmhouse with that wood paneling. Keep one wall, ditch the rest. But yeah you're still staring down knocking down some walls, redoing the kitchen, popcorn ceiling scraping, floors and baseboards, redoing the bathrooms and repainting a lot. And then that would sell for 380.




Don't forget to resod the photoshopped grass.

Well, it is generally okay from a safety standpoint, but it's just not laid out for walking. There are some cute features, like taking the choo-choo from TMC to mid-town for dinner, or hitting up 8th Wonder and a kickball match from the over-priced apartments on the freeway, or having a delightful convo with publicly traded money in River Oaks, but it's a tough sell for anybody who's lived in a city that was actually built for living in.

The hard part (beyond finding the time and dealing with the mess) is that it's never just one room. You could drop 10k updating a bathroom, but it's hard for that 10k to show up dollar for dollar in list price increase. Because it's just going to look out of place with the rest of the house. And buyers are going to say that as well. Something like a 40k whole home makeover would stand a better shot of getting that full appreciation if it's done well.

Just my two cents. Every home I saw that had just an updated one room had to make sacrifices on their style to match somewhat to the rest of the house. Nobody was doing a super cool modern farmhouse bathroom that looked really good and then leave the rest of the house alone. Though I did see a lot of people do things like just paint their brick fireplace white and call it #fixer upper level updated.

Fixer Upper does f*k up a lot of things, and painting fireplaces 90% of the time definitely falls into that category. I had a place with painted brick once, and never again. Upkeep on that was as much of a PITA as the siding was.

If we were to need to sell, I'd probably just rip out the tub and shower and make the shower a bit bigger and the tub a bit smaller, update the cabinet fronts and install new countertops. The cabinets and countertops would be less than 2 grand all in. Obviously the shower and tub would be significantly more.
Thats awesome work. I wouldn't be too hard on yourself about time on the market then when potentially selling. That constant slog of updating a house pays off in the end.

And you'd be surprised about door hardware. If you want anything nicer than whats sold at home depot it can add up quick. My parents updated their handles and refused to buy the home depot stuff. To them it felt too lightweight and cheap (they had a point).

A good, heavy, cool to the touch, this is definitely metal, bona-fide nice door handle is like 55-70 a piece. And you don't realize how many door handles you have in a house until you gotta replace them all. (For me it was repainting the doors - holy crap was there a lot more doors than I thought.)

But I will say, they do feel nice every time you open a door. It definitely helps reinforce an idea that things in their house are high quality.

I need to do the same for my bathroom. If you ever need stone for a bathroom countertop, I would recommend reaching out to granite installers and seeing what they have as secondary scrap. Forget buying a whole piece of marble from a importer at like 2k. The guy I used to do our countertops, Humberto Castro, I went out to his shop to pick up some scrap for a fireplace. Dudes got scrap pieces that are perfect for bathroom sinks for days. Most installers will 'hold' your scrap for a year before they claim it as theirs.

Is it just me, or if you have seating for dozens, would you have a slightly larger kitchen. There are some modest 2,700 sqft homes in old Emerald Forest with more equipped kitchens. I'm talking about the main one in #25, the others are in the game room and fallout shelter right?

I think that's the secondary access/egress point, for when the feds try and smoke you out using the front door.

It is so huge! But looks pretty good to me. I like the design, but I would go for something much smaller. Like the houses here - https://capablegroupinc.ca/, for example. They look really cool but it is much more cozy I think
