Yeah. I think you're probably going to have to drop 15-20k on a new roof and A/C unit. So for 75k without having to do those things you could do a lot of good. This house is going to struggle to sell because its wanting to target the middle market that wants to move in immediately, but its location is really only attracting young people who want to move back in closer to the city.

Haha. We started in the suburbs. Turns out, you can actually drive downtown on Friday or Saturday night. A lot of people seem to think that downtown is walkable. Suddenly, one too many nights out on that super cool bar district they paid to live close to leads to their first child.
Then the clock starts. T-minus 5 years before there is a game time decision to enroll in either a 'good' elementary school with a terrible junior high all the way down to what could essentially be called called 'oh hell no' level elementary schools.
Second kid comes along two years later and now the clock is accelerating. There isn't any room in this 3/2 anymore. Or the 4 story townhome has so many baby gates its like going through ship locks in the panama canal to get to the master bedroom.
