Folks used to have a place at Caddo Lake. One of the old neighboring "lodges" out there was at one time owned by a lawman that would transport prisoners - this would have been probably in the 30's or so. I don't know the details, but he had a jail cell there & if on his way he'd stop to do a little fishing/hunting depending on the season. This was well off the beaten path back on a slough in the middle of all those cypress trees & moss. Can you imaging the dirt road ride back into that scenario if you were a prisoner riding in the back seat?!?

Yeah, hard pass on being a prisoner to any small town cop in the 30s. They sure weren't sweet and benevolent like Andy Griffith. I bet he never brought the same amount of cons in as he left with. Definitely an unmarked graveyard near the "secret jail".

Honestly, that home has a lot of potential. Compared to most on this thread, this home is just old. Even with the hideous look of things, you can tell they bought nice finishes back when it was built/updated. Its not worth 380k, but you could do an austin-y take on modern farmhouse with that wood paneling. Keep one wall, ditch the rest. But yeah you're still staring down knocking down some walls, redoing the kitchen, popcorn ceiling scraping, floors and baseboards, redoing the bathrooms and repainting a lot. And then that would sell for 380.

I agree. I live in a house that is one year older than this one and couple miles southwest of this one. It seems like most houses in this area and of this vintage have some level of renovation done to them whether it be a kitchen update, floors, remove popcorn, wall panel painting, something. That one feels like an actual time capsule. It seems like the only updates are the refrigerator and the dishwasher.

That one is a weird mix of '70s, '80s, and early '00s and a lot of it is fighting with itself. I get the idea that someone's parents moved in back in the '80s and either just moved out or moved on.

Bathrooms, "wood" paneling, and non-stripey wallpaper looks original (1971). Kitchen cabinets and nice oven are too, but cabinets would've been brown. Stripey wallpaper, lighting, kitchen countertops, and window treatments would be '80s along with the fireplace and mantle work. Berber carpeting + white floor tile, fans, and accessible tub/shower I'd say late '90s-early '00s.

That small pantry is why you always check the depth of your refrigerator before you buy!

It's an odd enough mix of things that don't play nice with each other that even I'd be inclined to start over with living areas, one bathroom, and the kitchen.

Placement seems weird too, but if that's where the kitchen is and that's where you want the dining room, that's what you've got. If they could've pulled it off IMO it would've been better at the left corner of the house instead of a dozen or so feet in.

odds are the foundation is cracked in half (with corroded galvanized pipe under it), none of the plugs are grounded, the roof rafters are split and the ductwork is shot.

Other than that, it's probably great.

Yeah. I think you're probably going to have to drop 15-20k on a new roof and A/C unit. So for 75k without having to do those things you could do a lot of good. Especially if you know good subs.

I do get super frustrated with the quality of new builds. The only things a new build could offer that you can't get in a old house is raising the ceilings. Also, its hard to make a nicer, large master bedroom/bathroom without just building a new addition at like 200-300 a sq/ft.

Mazzag a while back brought up a good point that there are three tiers of homebuyers, those who want nice, new everything and are willing to roll it all into a loan, those who want older, higher quality, older finishes that are okay with older things at 'value' pricing, and those who want rock bottom prices to seriously gut/update. He said the middle market is thinning significantly. homebuyers want either nice/new/now or want to gut to update for themselves.

This house is going to struggle to sell because its wanting to target the middle market that wants to move in immediately, but its location is really only attracting young people who want to move back in closer to the city.

Yup. I'm sure you've seen it more than I have as you are a RE agent, but I certainly have friends who have bought homes with their young wives in up and coming areas without caring about the school zoning. 'Oh we aren't thinking about kids anytime soon.'

Suddenly, one too many nights out on that super cool bar district they paid to live close to leads to their first child.

Then the clock starts. T-minus 5 years before there is a game time decision to enroll in either a 'good' elementary school with a terrible junior high all the way down to what could essentially be called called 'oh hell no' level elementary schools.

Second kid comes along two years later and now the clock is accelerating. There isn't any room in this 3/2 anymore. Or the 4 story townhome has so many baby gates its like going through ship locks in the panama canal to get to the master bedroom.

So 4 years in to a 30 year mortgage, its time to pack up, head west and let your dreams slowly die out in Katy. One chain restaurant Friday night at a time.

Those progressive commercials about 'we can't stop you from becoming your parents' are real.

Haha. We started in the suburbs. Turns out, you can actually drive downtown on Friday or Saturday night. A lot of people seem to think that downtown is walkable. Once you realize it isn't, you don't have to wait for kids to make a decision. Sure, I've walked from Saint Arnold's to River Oaks, but it ain't your downtown Boston stroll.
