edit - i hadnt scrolled the whole listing. its definitely a very nice house, amazing pool, great property. the first pic or two had some hideous art and that bathroom with the wood paneling and pull toilet at the end is pretty ugly but i was definitely overly harsh based on a quick scroll via phone. looking now on laptop it shows a lot better.

These three houses are all right next to each other on the same street. A street/area that has flooded multiple times in just the 6 years that I've lived here.

Gotta love the sales pitch that the house is elevated to "give you the feel of being in the treetops".

Also, I don't think you can actually drive a car into any of those 2-car, attached, oversized garages, as they all appear to be obstructed by support posts and stairs.

The garages are like ground level basements. Kind of interesting, but certainly not my thing.

Good luck with heating and cooling - no insulation to separate the living portion from the 'garage' and nothing to insulate the garage.

The siding doesn't match, patchy tile in the garage, it looks like they tore out the flooded house and rebuilt it as a second floor. Is that really "new construction"?

Wouldn't you treat it like the ground floor of all those older modeled canal houses in Galveston. We used to have a place in Jamaica Beach and there was a tackle room, storage area for crab traps and water toys, simple kitchenette, fridge, toilet, and twin bed. Then a great big patio under the above house.

All that being said, it makes sense on the water, but not in Spring, Texas.

That neighborhood is ghetto. Growing up Gary ln used to be called Gary gang ln....check out the street view photos of the houses too. You can tell what they once were. And I'm sure that those houses being in the back of the neighborhood had water up to the roof lines.

ETA again: if you go one block back fema forced tear downs on a bunch of houses because they always flooded. You can still go back there and still see slabs. Even the neighbors lot is just a slab from a tear down years ago.

I am guessing they were considered a remodel. Probably cannot build in that area and this was there way to get around the flooding issue.

I just noticed there was no insulation in the ceilings of the "garages". Sucks for those buyers or renters.

Aren't "attached garages" supposed to be drywalled with the fire proof drywall?

I don't ~think~ rebuilding is prohibited. That whole area needs to be bulldozed, as flooding has occurred multiple times in just the past few years. I think any FEMA buyouts have been strictly voluntary. There were tons of gutted houses up for sale after Harvey, and now you're seeing the "renovated" properties up for sale.

I also don't think any of the houses in that area are occupied by the owners. They are all rental properties occupied by low income tenants who are desperate and/or don't know about the flooding history. When the area floods again in a year or two, the renters will leave, the houses will be "renovated", and a whole new crop of tenants will come in. Wash, rinse, repeat every few years.

I just can't believe they are asking $140-$150 a sq ft for those eye sores.

It's either the wrong inside pictures or the wrong address, or a new build since the last good street view, or someone pulled it off. Google street view shows that house at the listing address.

I had an agent ask for those shots specifically, so I tried to make them over-the-top ridiculous so she'd change her mind. She liked them and they got included. I'm not too proud of that set.

He had his play books from over the years on the book shelves. Binders after binders all labeled. He had a packers Favre jersey and one other player. The owner also owns the easement behind the property that will be included with the purchase.

I have never seen someone buy the power line easement before, so it sounded like bull****, but it isn't. No rear patio, but tons of space under the power lines.

Just weird. And not the only person to do so in that neighborhood.

In a weird way it's kind of smart. Kids are going to play under there anyway so at least this way they're not getting in trouble. And this also ensures it's getting mowed on at least a semi-regular basis.

edit: oof that is one ugly house from the front though!
