I pulled up the listing for the place and yikes. Yeah, the whole place is pretty heinous. Especially the kitchen and the hole of missing cabinets in the corner.

I get to meet the flipper at the place and I'm sure he'll give me the "right comps" at the door.

Do you get to adjust the value for it being an obvious crap job of flipping the place? It would be annoying if for example, these cabinets which don't seem to match, look like they're from the early '70s and have obvious defects but seem to be made of wood, would be counted the same as something clean, custom and also made of wood.

The appraiser that came through our place when we bought it in 2011 pretty much walked in and derpa-derp, "it's got tile!" in the kitchen, while ignoring obvious defects like cracking and a giant sag in the middle of the room. It gave me the impression that they viewed all things as being pretty much the same regardless of quality or condition. In and out in under 15 minutes with an invoice over $400.

Defects are to be expected in an older place. Hell, even newish homes aren't 100% perfect. There's stuff like a some minor settling/movement cracks over the years that most buyers would ignore or expect. Uneven floors or a sag, if minor mind you, wouldn't register as big thing to me in an older house. ( I go through 350 to 450 homes in a year. It gets easy to spot real market/home issue abnormalities.)

Then there's the place I linked above. Just absolute half-assed ***** I'm going to pull comps with limited or minor updates and see where it takes me. (specifically for the one above, a kitchen with no updates, or just newer appliances) It's not going to be close to the full and nice renovated prices and as long as it's priced accordingly they'll be fine. If they went nuts on the price then we've got a problem. You'd be shocked at the crap work people pay for though. It's like they get fixated on the shiny bits and ignore everything else. This could be market value for a cheap and crap flip in this neighborhood. Knowing the area, the fact that is still abuts a busy rail line and the final purchase price I wouldn't be completely shocked if it is actually at market value. We'll see.

For average homes under 2,500 sf, 20 to 25 minutes for an inspection is plenty of time. (non-FHA) The inspection is always the easiest part of my job.

I'm not looking for every flaw because most buyers aren't either and the comps never mention the small defects (Hell, they rarely mention the big ones) so you can't really pull any meaningful market data for a poorly laid laminate floor, or a sag in the kitchen. I wish the data was that good!

Yeah, that's a lot of people I know, who ignore things I (and probably their inspector) point out and then have a ton of questions about in two years when things start to crap out.

I really didn't care about the end result of the appraisal for the house we live in since our down payment was large, but it sort of amused me because watching her run in and out because we're talking 15 minutes max for a 3,300 sq ft house. I don't think she even walked the entire place or looked out back. We bought it knowing full well that it was a total redo anyway. I knew this was just another step in the process because there was a mortgage on the place.

The insurance appraiser took a whole lot longer but we have a replacement value policy.

They guy is trying to get near $300 per square for a fixer upper. Awesome neighborhood and location but I know of no part of San Antonio that would support that price for a house needing a lot of work. The Austin flippers have started moving south, and it's going to be "interesting."

It's going to be an easy appraisal to come in below contract price.
