I had some LPI I bought pre-COVID that is finally in the green! (Well, technically it was in the green in early March, but I was on vacation and didn't see it so this is my first "official" it's in the green.)

Our nation and economy is a joke. Nobody needs to put any equity down for anything and can finance depreciating assets for 10 years. No sense of financial responsibility, it's always someone else's fault. No incentive to work towards a goal when the government will give you taxpayer money for any and every hiccup in life, things you should have a plan for already.
I feel for you folks trying to buy a home and any other hard asset over $5k or so. It's become ridiculous and nobody wants to even say the word inflation. I'm younger and was hoping to purchase my first home in 2021-2022, but that's probably gone with everything being sold with massive cash offers. I can't even go buy a cheap used vehicle anymore without paying a good 30% more than when I first started looking a year ago.
Y'all have been great and I love Aggies helping Aggies on here. Let's keep it going until the music stops then do it all over again!

I feel for you folks trying to buy a home and any other hard asset over $5k or so. It's become ridiculous and nobody wants to even say the word inflation. I'm younger and was hoping to purchase my first home in 2021-2022, but that's probably gone with everything being sold with massive cash offers. I can't even go buy a cheap used vehicle anymore without paying a good 30% more than when I first started looking a year ago.
Y'all have been great and I love Aggies helping Aggies on here. Let's keep it going until the music stops then do it all over again!

Having bought my 1st home in the summer of 2008 because I had to be a part of the American Dream and couldn't stand to be a renter anymore, my advice would be to stay patient. 9 months later I could have saved 20-30% of purchase price. Took a bath on that house and only was able to get out from under it because of a corporate relo 3 years later. That was a tough lesson on FOMO but glad I learned it early in my career.

Yeah I feel the FOMO. I just have to stay patient though, tough when Texas is seeing a huge influx of new residents with cash to spend and no real chance of rising rates in 2021. It'll come down at some point. Like the daily post 1-2 pages back, stagflation is real and the government has pulled every level the past decade and has nothing left.

Was just about to come post this. First time I have been able to "see" the MT happening in real time.
Sold 1/4 of my shares at $11.75 and re-entered at $10.96. Lowered my cost basis from 8.55 to 8.32.
Felt good to fish on my own with this one. Definitely fishing for minnows, but still fishing!

November $7.50 calls are starting to sell, even though the current stock price is in the red, Signifies some level of confidence for future gains, and in the meantime the premiums will start to rise.
