I will agree that motorcycle riders in traffic are much worse here. I feel it's a pretty regular occurrence that in 40-50mph traffic, I see motorcycles weaving in and out at a high rate of speed or even just being lazy and riding the shoulder much more often than I ever did in Texas.

But I rarely see cars doing this.

Interesting. My observation is that it's quite a bit worse in Texas than here with respect to crazy drivers weaving in and out of traffic. I was in Houston for 5 years prior to moving to Denver in 2009, and I remember being relieved when I moved here as far as driving/traffic.

This has been my experience as well. I drive about 20 miles on 25 everyday, and have seen way crazier **** in Houston and I've never even lived there.

Awe man I should have kept paying attention to this thread. I would have gone. Love me some TopGolf. Well, I just need the practice. I have only played golf once since I moved here. I would love to play with a couple people. I'm 42 fwiw. I'm a decent golfer and bowler. Nobody bowls anymore. I'm also poor by Aggie standards so municipal type courses for me.

I can't stand how slow people drive here. So slow. But that would be fine if ANYONE here understood slower traffic keep right. I am convinced they don't even teach driving here. Also, the constant changing lanes needlessly drives me insane, or when they immediately try to merge when they have 2 miles of highway to use. I have been considering slowly bringing "slower traffic keep right" signs from Texas over here. Maybe 1 or 2 at first along my work routes on 25 and 225...I'm sure the cities won't even notice, they don't notice ALL THE TRASH on the ground!!!! Ok I am just going on a rant here. I live in Aurora. There are probably 2,000 bus stops, I don't know if any of them have trash cans. That is INSANE! So that is one thing I'm going to bring to the city at some point. I feel we could probably partner with a trash service or 2 that can have some sponsorship on the cans or something. Chain some big ass metal cans to the benches, otherwise people will steal them. Anyway, I don't have any political anything but I'm going to have to figure it out. This is my city now and my neighborhood.

There's no better slogan than "Don't Mess with Texas" I wish Colorado had something like that. But honestly nothing is better than DMWT. Maybe we can just steal it. I was thinking I could just take a Don't Mess with Texas sign and add "Aurora, Colorado" at the bottom.

anyone have a landscaper they would recommend or Aggie company for the Littleton area? Have a bunch of rock flower beds I want to get new weed barrier put under them and hopefully some fence work (still talking to the neighbor on it). If they can do a deck down the line too that would be great too.

Anyone planning on going to the Lyle Lovett show at red rocks in Jun? It's soon after I get back to the springs and start my new job but before I can get back into my house. Therefore the wife and kids will be with the in-laws back in TX so I might actually be able to make it. Might be a little rough driving up/back for a midweek show but the combo of Lyle & red rocks I think makes it worth it.

Pretty big into the local concerts, but mostly end up at Grizzly Rose and Red Rocks. Aaron Watson is playing at the Rose tonight for $25, so that's tempting but I want to get up early for A Basin the morning.

I'll be going to Red Rocks in May for Shane Smith and the Saints, and then Country Jam in June and Zach Bryan at Cheyenne Frontier Days in July.

Last show I went to at Red Rocks was last fall for Big Gigantic. That was an amazing show.

So Disney does a great job of pumping you full of dopamine and when people leave they often feel sad/depressed when leaving. They call it the Disney Blues

Not going to lie I might cry when we leave Denver Tuesday. Today it is 67, sunny with a light breeze and I feel amazing. Going to be going home to mid eighties and rain

Lots of texas is actually nice in april whereas denver is hit or miss. Come back in july or august and see how much you like it then lol.

Random question -

We moved to Fort Collins from Dallas last October and we are getting used to the changes. Back in Dallas, we had a preventative quarterly bug/pest control service. When talking to people here, nobody seems to have a regular pear control service (unless they have an active issue). Is it not needed here? Any recommendations for companies?

I've never hired anyone for pest control. I just put out WHY traps for wasps in the spring and throughout the summer if I notice more activity later. I'll also buy one of those pest control jugs from Ortho that has the no pump applicator and apply that mothers day weekend. That has worked well for my home.

My last valuation was like $550k.. my home model in my neighborhood has sold for $800k lol.
Is what it is… been getting a helluva discount for a while now.

I successfully fought my reassessment in 2019. I provided a spreadsheet with 10 different houses in close proximity to mine that sold for less than the assessed value. The data I showed was:

  • PIN#
  • Property Address
  • Date Sold
  • Sales Price

I just used Zillow (or something similar).

This is not a normal thing, not sure if you've been following headlines. Voters repealed the gallagher amendment, which protected our home values, sort of.

This is a good read.. bottom of page 2 explains what was going on.

Before it was repealed, because residential was capped at 45%, home values didn't really make a difference, it was all so capped. Now that it's repealed, the flood gates opened up.

Reassessments are every other year.

I think DougCo (and others) should have implemented a max increase in value for every assessment (say 5%), and only correct to market price upon a sale. This benefits those who buy and hold.

you actually had sales that were below assessments in 2019? What county? I find that hard to believe, if DougCo.

This is totally opposite where I live in DougCo. Assessments are (well.. not anymore) 6 figures+ behind actual sales.. but Gallagher amend kept it that way.

For example, my neighbor moved in summer of 2019. They paid $590k and today is worth ~$900k. Their 2022 assessment $580k. 3 years behind. new assessment is $885k.

Good info guys. I just pulled sales data in Stonegate of similarly sized homes sold within the latest Sales Period and found the mean sales price to be $70k less than what we paid. Granted we bought at the peak but Ouch! I just filed an appeal.
