Jefferson County.... unincorporated but near Golden.

Because it is an older area (houses built in the 1970s) there is a broad array of values and I was fortunate to have some recent lower end examples.

Also, the 2019 assessment was based on 2018 (and earlier) data so prices hadn't jumped yet.

gotcha.

2018 to now was no different than 2013 to 2018 for us. 50% increase both time periods. We bought at high $300s in oct 2012; 2018 was mid to high 5s, now it's mid to high 800s.

Man my mortgage (escrow) just got adjusted two months ago, up $200 or so, now new assessment it goes up another $200.

Got me curious so I looked up what my mortgage and HOA payment was last April.
Figuring this new increase, and the two increases in the last 13 months, it's $519 a month more. That's $6228 a year, which is pushing $8k gross of my paycheck. We usually get raises in May.. not sure it's gonna even cover this one line item, let alone everything else.

It's hurting a bit.

We have a similar jump historically but didn't buy until 2020.

My neighbor jokingly blamed me for the hike, we just built an outdoor paver patio and kitchen.

Chicken and Pickle coming to Parker, Jordan/E470 in 2024.

Large "chef-driven restaurant" with outdoor play yard/lawn games, and of course, pickle ball, indoor and out.

Although much of beer lists look like bud/miller/coors, looking at grapevine, they have indy locals like deep ellum, martin house, revolver, rahr and sons, four corners, hop and sting, so maybe some hope for a good spot for family friendly happy hour

I think that passed in 2021, we just discovered it last year and had it added to our registration last February.

Seems like they don't promote it well enough.

I guess they don't really have to promote it as everyone will eventually renew and see it. It looks like it says it started this year.
5m cars at $30 = $150m in revenue, that has to be way more than they were getting with the $80 pass.

It reminds me of the bus fee in A&M tuition for all off campus students.. whether you rode the bus or not! Made it cheaper for those who did

I feel like the cell of that storm went right over our house (Stonegate). We had some 1 inch sized ones mixed in with the smaller ones.

we pulled our trailer from storage out in elizabeth cause we're using it this weekend and had it in our driveway. I got an email from the storage place saying they had widespread damage and to come check on your stuff, so that was a close one!
We had very little hail at our house at mainstreet/chambers but Wed drive home there was a ton of hail on the road right in that area. It looked like 6" of snow. It was maybe marble size at the biggest.

I'm up in Erie and the subdivision just east of us had baseball size hail. We lucked out with quarter size or so. Lots of folks with busted sky lights, solar panels, and car windshields. I was out of town for work. Wife said it was probably one of the worst storms she remembers. She took the kids to the basement for the night.

So I have been tasked with planning our fantasy football draft (after winning the 'ship) in Denver in August. What would be good area for us to stay? It would be about 10-12 Ags all close to 40. Plan is to do a barrel pick in Fort Collins at Old Elk and we are also considering going to Red Rocks to go see Mt Joy. Looked at airbnb and vrbo and there are just very different options. Would Loveland be way out of the way? Our group also likes to play golf so that would be a plus. Also good draft locations (bars) would be greatly appreciated.

I'd probably go Fort Collins if you want to be near Old Elk. Then you could play Mariana Butte and TPC for golf courses.

If you want to be closer to Red Rocks I'd look at Golden and Arvada. Then you could play Fossil Trace and even pop down C470 to Arrowhead. West Woods and Indian Tree are also nice.

Not sure on your exact travel dates but it should be a great time to come to Fort Collins!

I don't think New Belgium has officially released the date yet but I have seen at least one site list August 26 as the date for Tour De Fat 2023. It may or may not be your thing but it is a huge event here.

I'll try to think about FF Draft locations in Fort Collins here but feel free to message me if you have any questions about this part of NoCo.

Thanks! We are going from 8/17-8/20. The Armstrong looks really nice. Any recommendations would be greatly appreciated for draft, breweries and restaurants.

The Armstrong is fantastic. Right on College Ave in Old Town. They usually have love music outside in the evening. They bar seems pretty good there.

I'll think about the breweries and bars. FoCo has so many breweries....they are everywhere. Fort Collins is the craft beer capital of Colorado. New Belgium and Odell are the big ones here and they have lots of space. However, there are so many good options within walking distance of the Armstrong.

It's not a brewery but Union is a favorite place of ours with good food and drinks. Coppermuse is another bar that could also be good and it has a great outdoor space on the Exchange.

You may also want to see if there is any decent bands playing at the Mishawaka Amphitheater up in the Poudre Canyon. It's about 35 minutes away in the national forest. Super cool area.

Man, I don't think any of you live right near me, but this is a park that is just south of us, maybe 1/4 mile from our house off newlin gulch, south of mainstreet in parker. It's mislabeled here as a dog park; It is simply the neighborhood park with swings and pergola, bball court, etc.

yeh it's pretty known here that lakes have that bacteria/algae that can kill dogs. They have a vaccine for it, but we gave it to our poodle his first year and he had a really bad reaction to it and ended up in the hospital for several days. Our vet said don't give it to him again, just don't ever let him get in a lake or drink lake/river water.

This incident here was in a field, I wonder if it was either pesticides or some malicious intent involved.

I was a metal guy from day 1. I have boss hyper metal and metal zone. The metal zone was a 90s staple and huge seller, and is still in production although it almost seems like it's popular still existing as a mockery of what it is... if that makes sense.. Think Pantera tone.. no mids, totally overdriven.

As a middle aged dude now it's not my thing, but I would think it is still on the radar of someone like how you are describing your kid, depending on what he's playing.

Where are you in town? I'll totally let you take 'em both and see if he likes either. If so we can make a deal, otherwise I'll take em back.

It's funny because metal now.. well, not all of it, but a lot of it, especially bands that have older members (like in their 50s), many of them are purists now with tube amps and vintage gear.. the band that comes to mind is Opeth. Straight death metal in the 90s and early 00s.. but now their sound is way more complex and warm, and they sound unbelievable live, and it certainly ain't from a metal zone on stage lol. It's $10k worth of rack gear and vintage amps. Obviously something out of reach of your basement teenage metalhead.
