Just a plug for Amica here.

We've been with them for several years now. This past year, our premium was only raised 3%. We started a claim online the day after Beryl hit and they had an adjuster out the very next day.

Maybe it was simply a case of getting in line first, but in general, over the years, their customer service has always been top notch.

We ended up cancelling the claim as the damage would cost more to our premiums than us paying to fix things, but they were great through it all.

This isn't a dig on you, we did similar.

But what a time….insurance premiums are double what they were a few years ago and we can't even use the insurance we pay for because it doesn't make financial sense after premium increases for having a claim on record….and we're praising them for it

The crazy part is it isn't even wild yet what's going to happen for insurance.
Harris County Flood Control has been (or due to FEMA) dragging their feet to release to public review the adjust 100 year flood plain changes. So many people are going to see changes to their coverage, or the requirement to carry flood insurance when their homes are moved into the 100yr floodplain.

Understand your frustration.

Our deductible is 1.5% of insured value, so pretty low. A $5-7k claim isn't worth the premium increase to get just above what we would pay out of pocket anyway.

Our flood insurance has DOUBLED since Harvey, and we are in Zone X, the safest.

Ding ding ding. I feel like this is basically what is happening everywhere. The 30 year roof that you pay a premium for is now basically uninsurable after 10 years.

This is me currently. I have a 24 year old house. Insurance adjuster estimated $17,000 to fix my roof, and after my 2% deductible and 50% ACV, I'm getting a check for $2,600.

This wasn't a surprise as my last few years I've had to seek out policies that only offered ACV, but still stings.

Nationwide the FEMA reserves is not sufficient to cover claims so the cost of insurance has to go up. Mine has also doubled and I am also in Zone X.

No idea how high costs for those in the 100yr have gone up but they must. The kicker is most (but not all) the 500yr may become the 100yr. Those with mortgages will be required by the bank to carry flood insurance. Surprise!!

seems like if the coverage declines on depreciation based on ACV your premium should go down also

It's gotten ridiculous. We just sold our Houston home. The roof was about 12.5 years old, and our realtor warned us the buyers might have a hard time getting insurance.

There is always a gotcha. Even with ACV on an old roof my estimated premiums were sky high because there was an increased risk of water intrusion. Also, insurance companies knew that fewer companies were quoting the house, and so they took an opportunity to squeeze. And this was pre-covid.

Again, I've said it on this board before I think there is a gaping hole in insurance offerings that is barebones protection that heavily screens potential applicants. I'd pay 1200 for basically fire only/catastrophic loss insurance.

I think I could find 500 other responsible homeowners and make it a version of medishare.

Gotcha. But if you need a decent fix, a handyman with a bag of shingles and some Tyvek could do a pretty good job in an afternoon if you don't have any rot or structural damage.

Your roofing company should have covered and sealed the holes in your roof after photos were taken for insurance... and should have checked back in on you after each rain to make sure its holding.

They did and have. They patched it like 24 hours after Beryl, which is why I'm using those guys.
