If you don't think that taxing unrealized gains at income tax or cap gains rates will be terrible for property owners, for equities, and will make tax filings unbearable then you are being intentionally obtuse. It would be an absolute nightmare. They print money and tax you on the inflation of value.

Unrealized gains only tax you when there is a profit, ad valorem is on total value. Both are BS. But saying they are the same is like saying a toll road is basically the same thing as a freeway.

Actually a "profit" would imply that gain has been realized… an unrealized gain tax is a tax on the incremental increase of the estimated value of an asset. Estimated because it has not been sold (or realized).
