These *******s deserve to be put under the jail. Bunch of damn thieves is all they are. How ANY person with any self respect could choose to do work for an appraisal district is beyond me. They are the lowest of the low. Slime in the ice machine. Streaks in the toilet bowl. Dirtier than a homeless dude's underwear. Seriously, they can screw the hell right off.

I saw that they announced last week to expect appraised values to rise 30% this year. I'm guessing you have received a notice.

Could you sell it for the ludicrous appraisal number right now? If yes, then they're not wrong. If no, you have to protest. I hire a professional company to protest every year I have a significant valuation increase automatically and we split the savings as the free. Worth it because they have the experience to achieve a high success rate and saving something I'd better than saving nothing.

My personal opinion.... the tax rates and total tax burden are far more the problem than appraised values that tend to be below market value. Folks like to gripe about the CADs (myself included) because they are the only place that can change anything or offer any relief.

This I basically agree with, but property taxes are different than income/gains taxes. They're specifically taxing it on present value, and not taxing it as a gain (or crediting a loss). Yes, it makes holding property painful and discourages investment in property versus other investment options. It also is fairly regressive as the wealthy can afford to hire expert legal and financial representation to game the system and exploit loophole at a much lower cost in proportion to their potential savings.

Hello friends. When the legislature failed for 20 plus years to fix this problem then this debacle will continue. It is a poor system and is equivalent to an income tax. Nicer homes are owned by people who have higher income. They always move to more expensive homes tracking with their standard of living. Thus an income tax.

Now the taxing authorities like the cities and school district can claim that they did not raise the tax rate, however the budget per household increased. Total taxes paid go up. Get it????

The Texas legislature is the problem but they do not want to risk their cush retirement package.

What specifically are you referring to? How did this policy cause whatever that is?

I'm genuinely curious because this sounds like a good idea. They have a lot of problems and because of that I never want to go there for a split second, and sure don't want to bring more problems here.

I use O'Connor and associates here in Houston, was a success last year and recommend.

Doesn't tend to work in rural Texas.... unless you intend to subsidize them with urban sales taxes.

I do wonder if this run up is going to lead to some reflection in Austin on how we tax here. 2022 increases are about to be shocking for many.

There are pros and cons for various methodologies but at some point emotion is going to win the day here.

in Bell County they've gone really insane in most of Belton and West Temple. some people with 100-200% increases. i think they had people from Travis and Williamson county come do them.

somehow they have my property value at 30% of what our real estate appraisal actually is so i'm just minding my business and keeping a low profile over in east Bell county..

Oh, yeah. One of my buddies in rural Salado also got hammered. I live a little west of y'all. The whole area has seen huge increases.

In McLennan Co, the house next to mine sold for twice my appraised vaiue a few months ago. The house 2 doors down sold for 2.5 times my appraised value a few weeks ago.

I'm just grateful for the cap on rate increases with the homestead exemption.

I worked for San Diego Assessors office for 13 years. I can go into great detail on how Prop 13 was a good idea with some bad clauses that turned out very bad for the state overall. However I won't do it via phone.

I'll get back this later, and I've posted about this before. Some TLDNR material. There are also a ton of studies on this as well.

In short, it changed the way taxes are collected and from whom. It has had a lot of negative long term consequences. And this is without addressing CAs spending problems.

Homesteads yes, but I don't think rental properties get this. Hopefully, they are allowed to collect rent again or boot a tenant out.

Ridiculous. Thing that pisses me off the most is they try to compare my house to houses on the other side of the county in urban areas. Houses 20 miles away from mine that are on city water and sewer, have paved roads, and are in large neighborhoods are "comparables". My home and property is none of those things.
