Estimating Cost of a Garage + Upstairs Master Suite Addition

We have a carport footprint outback and we're exploring the option of using that space to add an attached garage with a master suite (bed and bath) above it. Roughly 25' x 25' area.

When calculating the cost per sq ft, I assume the "garage" portion of the footprint should be less than the other portions of the space yeah?

Anyone in Dallas have any experience with a build like this?

Just built a detached garage that has a 1260 square foot footprint. This was during Covid but before prices skyrocketed like they are now. I dried that bad boy in for about $37k. Stairs, but no interior walls yet. Roof is on and siding is paid for. This was all diy, mind you. If you diy, a bathroom will cost you 8k or so, a bedroom (flooring and such) another 3k, drywall the upstairs another 4k. Insulation may cost another 5 or so. Diy electrical about 2.5k. Hope that gives you some perspective.

As I've learned after a ton of research: "per foot" loses meaning when you are talking about smaller structures or foot prints. It grows bc the cost of jobs doesn't scale below a certain point. I'd assume $100k+.

But as you just saw: someone did this dried in for $37. But then assume it's $50k finished...DIY.

I built a garage with apartment on top about the same footprint. Basic open studio with kitchen and bathroom. All finished always around $80k in the Houston Heights area. That was around 2012 to 2013 time frame.

Did you have to pour a new slab? I have a driveway already in place but I'm assuming that won't work for what we want to build.

I'd love for this to be a $100K project but something tells me with current material costs it won't be. I can DIY the plumbing and some of the finish touches but most of the rest I would need contractors for.

Friend here in the L Streets had a bid adding a master suite to the back of her home. Normal 9000 ish sqft lot and current 1600 sqft home. $200k. Several bids and also several contractors who never returned calls after learning it was only an addition.

She was told many want big jobs, total remodels and rebuilds. Best of luck.

Yeah, that's the other thing...I don't imagine many contractors want to work with me on piece-mealing anything together, it's probably all or nothing.
