what to consider when picking a lake house lot?

Looking at some lots today out at the new lake north of DFW (Bois d'Arc lake).

What are things to consider when asking questions or picking a lot?

Looking for dockable lake front.

Development has water, electricity, and internet to the lot line (no septic).

Water depth, direction of open water, span of open water, primary wind direction, northwest cold front direction, elevation of emergency overflow of lake, normal elevation fluctuations, volume of boat traffic in the area within about 500 yards, soil type at water line, permit process for docks, legal setbacks at water line, leasebacks below property line, aquatic vegetation in the water by your property, who is the governing authority. Just a few i can think of. We've had a place on Toledo bend for about 25 years. Except for water level dropping, and hydrilla vegetation, its pretty drama free. I don't care about those issues but some people bellyache.

I've had casual interest in doing the same at the new lake, as an investment/future weekend home site. Do you mind sharing more where you're looking?

My dad lives on a canal in corpus. One of the biggest things there, and I'd assume lakes are similar, is which side of the lake you're on. If your backyard is facing north/west it gets hot as hell with little south breeze in the summer (breeze blocked by your house) and beat to **** with strong cold fronts in the winter.

There is zoning around that lake. Make sure how it is currently zoned and that it allows what you want to do.

I hadn't looked but wasn't aware that there would be private docks up there. Have you verified that outside of the developer?

You want your backyard to face East. Lots of people like the idea of sunsets until it is 120 in your backyard from July - September.


We face East and I have grown to like the moon and sunrise more than any sunset I've ever seen.

You want to face East or Southeast.
Inquire about STR restrictions if you want to supplement the house with that occasionally.

The amount of boat traffic you get. Pick something that's not "in the middle" or on a point. You don't want to be near the traffic pattern for a Marina if you like it quiet.

My in-laws had an west-facing back yard (front door faced east) but it was pleasant because it was wooded.

Showed up and it was a complete zoo. At least 500 people there at 3pm.

They had 73 lots for sale and all were gone by about 4:40.

Not that nice of lots in my opinion. Vast majority faced straight west.

Buy a lot on a spring fed, private lake in East Texas. You don't have to worry too much about drought or when Dallas "needs" to draw all the water out for their use.

We did, we face East & love it.

I had what turned into a mostly cordial encounter with a landowner in Fannin County. He was losing basically the whole 4th or 5th generation family place to the lake/NTMWD. We were surveying the route for the power transmission to run the dam site/pumps. NTMWD was not our client.

"Are y'all out here working for the North Texas Municipal MUD HOLE DISTRICT!?!"

No sir.

"Oh."

He was still pissed, but not at us, and absolutely convinced (right, wrong, or otherwise) that the lake wouldn't hold any worthwhile amount of water. He was not alone in that conviction.

I would be concerned whether we are in a drought cycle, and if so, where are we in the cycle? Are we inching towards a 2011-type of year? These are questions that perhaps do not have an answer, other than speculation. My fear is that we're just starting a drought cycle, which makes buying lakefront property unappealing.

where in east texas? I'd rather do something tucked away in pine trees that feels more secluded.

one thing to consider is this lake is prime location to DFW and brand new...

1 hour 30 minutes from an immense amount of wealth. Took us 1:20 from Prosper to get there.

Cedar Creek Reservoir, about 60 minutes from downtown Dallas is a great place to get reasonably priced lake property. I wouldn't wait though. It's going up by the day.

And it's an ugly lake:/

I'm north of DFW. No way I'm making that commute down there on a Friday.

Maybe to people that don't have living on such a lot as a desire or goal. But a good lake front lot is going to be expensive and any reasonable buyer will understand that.

They limited purchases to 2 max per person. Definitely had some investors I'm sure. Those are going to appreciate. Well, the good ones will.

"Reasonably priced" left Cedar Creek years ago unless you want to be surrounded by neighboring dilapidated meth houses within a few feet of your property line on both sides
