This is a house of great legend in my hood! Rumor has it the grandma that owned it and let some of her grandkids move in when her health got bad. The neighborhood message boards claim that the kids were drug dealers and potentially murderers. No idea if that is true but one of them did crash into a detached garage, attempt to run away, then hit another vehicle and roll his in the process!

The listing description is hilarious considering it appears to have been gutted/destroyed before they evicted the folks in there.

Grand and elegant are descriptors that should not have been used with that property.

Potential, opportunity, imagine, and remodel… those would have been appropriate.

Based upon the condition of that house and probably want assurances that it wasn't used to cook meth.

And check out the realtor (self owned agency). Besides Spanish, she claims to speak Thai and Laotian. I bet her language skills are as optimistic as her property listing prose.

I don't have a problem with a chunk of the demo already being done. It makes it easy to see all the janky stuff they did with the mechanicals.

I would totally buy a house like that for the right price. I don't know that market, but $800k feels high for something that's going to need at least $100k to put back together.

For example, in the first picture I posted the shingles are ripped off, and laying all over the property, and new decking, shingles, etc. haven't been installed. The description is the owner is continually improving the house and recently replaced the shingles.

Well, those two things don't add up. Is the picture old, the description not accurate, or are they planning on replacing the shingles?

That's a great big red flag to me since it looks like they don't have half a clue what they're doing. Everything about the work says it's being done on their own; it's way too haphazard between the randomness of the removals and pileup of debris that's sitting there indoors. No permits visible anywhere either.

Some people know very well what they're doing but I've never seen that coupled with the level of chaos and disorganization going on here. Shame because it was obviously a very nice house with a lot of quality original architectural details before they got in over their heads.

Not gonna lie, I had to go back and scroll through to see if there was one of those before making that last post! At least over here there's so much work going on it would be next to impossible for an inspector to not notice because they'd pass by the place on their way to a call.
