But the staging thing I find very strange because they had really nice furniture in the architect's photos and used a really good interior designer. They spared no expense when they built the house just 9 years ago. Maybe it is a bankruptcy/foreclosure type situation...? That would just be really surprising.

I suspect that architects rent furniture for a day or two to stage and photograph the house when they need portfolio shots.

Are you sure they are fake? I have cabinets like that over my cooktop. They are fully functional, although, they don't hold as much because they are also hiding the duct work for the range vent. So, that's another reason to have them.

Those cabinets do seem a little high, though, and out of proportion. Mine sit closer to the range.

Yeah, the extra piece looks stupid. It also makes the cabinet placement above it too high compared to the rest of the cabinets, IMO.

If I had to guess, though, the ductwork goes all the way to the ceiling. Which is why they have the extra piece and the cabinet flush with the ceiling above it. It would have looked worse to see duct work above the cabinet.

Kitchens in some of these $1mm houses are insane to me. Seen a lot like that, with basically builder grade appliances. If I'm buying a house for $1mm, I want a 36" thermador range (or equivalent) at a minimum. Probably 42". My kitchen in my $450k townhome is nicer than that

I don't see the big deal - that house is 40 years old. The kitchen was probably redone during that time but it's not like it's a new house or even close to the top of the market there. And it's only become a "million dollar house" very recently I'd guess. Buy a new range and/or redo the whole kitchen if it's that big of a deal.

Overall, that's a great looking house on a good sized, good looking lot. The value isn't in the kitchen.

It's a pretty high price point for the zip code. And there are other properties nearby at comparable prices that are newer (and have better kitchens).

Plus, they made cooktops and built-in ovens in the 80s. That was just a cheap kitchen redo on a house that deserves better given the size and price point (it was probably at least an $800k house before the market got stupid).

That's kind of how I feel too. I'm not familiar with the area at all so couldn't tell you what the lot is worth. And obviously that has a lot to do with it. But you said exactly what I think, people are cheeping out to save $15 or $20k in a remodel or a build on a house that'll sell for $1mm.

It's appraised in the 500s by the county. Obviously the CAD appraisal is usually lagging (especially now) - but maybe it's just way overpriced? It looks like it's got a seperate oven too. But you can drop in a top of the line Wolf (or whatever) and solve the range issue (ventilation possibly an issue though).

But I realize you probably know that market well - and I don't at all.

Too cheap to buy a nice vent hood so just hid something ugly in a fake cabinet. That is horrible.

They do make very nice/good and very expensive vent hoods that are made to be built into cabinets....granted I don't think that's what this is. But that's what we did in our remodel as we liked the look more.

These oak forest homes are going to be cookie cutter. It's the same houses that were selling for $600-700K a few years ago.

Oh, yeah. The county CAD usually lags way behind, and the house last sold in 2012. The 2021 appraisal actually went down to $468k from $528k, so obviously the owners are on top of that.

But, yeah, I saw that extra oven back in the corner and thought it looked like a somewhat higher end model. Which left me scratching my head as to why they didn't drop in a Wolf or something like that.

I will admit that I have a special kind of hatred for cheap ranges with microwaves over them, so I am a bit biased, too.

The lot is 0.4 acres, which is large for The Woodlands. There is a house just across from me with a very rare 0.5 acre lot, and they just listed at $1.389. It's a lot newer (built in 2012) and is 4950 sq ft, but that's still a stupid high $ per sq ft for resale in my 'hood. But inventory is way low, new construction is crazy expensive, and buyers have shown to be willing to pay these insane prices.

My neighbors and I are all in for a rude awakening on our tax assessments this year. I fully expect the full 10% increase, and I will still probably only be at 85% of fair market value.

So, I probably won't move again and will just Reno my kitchen and bath in the next few years. But, at least in my 'hood, this cutting corners had already become a trend in new construction since I moved here. And it only seems to be getting worse.

I live in a market where $200+ per sq ft would get you higher end appliances and cabinetry, upgraded tile, hardwoods, etc. But it's becoming painfully obvious that things have taken a huge step back to off the Lowe's floor LG appliances, carpet, and cheap tile. And it just looks so out of place in a home that's marketed as "luxury". I also hate to think what it costs right now to actually get these upgrades.

Oh I agree and am aware. But new builds with these high end finishes are still going in and at the same price point.

Am I the only one that actually prefers the cabinet (assuming it's proportioned correctly)?

I'm not a fan of vent hoods, especially the industrial looking ones. I just don't want something that sucks up grease and odors to be the focal point of my kitchen.

The exception might be something completely custom with brass or copper trim (like you might see in a European-style kitchen).
